Kiara 2 is around RM440/sq ft after 7% discount based on the leaked price sheet. And asking for 15k undertable just doesnt make sense as there are 720 units available up for grabs and Z residence is available around 400k per sq feet(freehold).

I would only consider kiara 2 below 400/sq ft as it is leasehold else z residence will be a better buy.

Just receive another call from a so called agent offering 10k undertable for securing a unit. Seems like they are desperate huh??

Since you mentioned there is an extension at jalan 4/155, isnt this extension connected to jalan 1/155b? So kiara2 should be able to exit bj directly. Could you please let us know where is the entrance for kiara 2 located??

Yes KR2 is able to exit to bj, but I don't call it "directly". "Directly" to me it means KR2 use the park-and-ride land/road to enter Jalan 1/155b. It's a matter of different terminology. Hope we can be in sync.

Thanks for the clarification. There is another exit from the west of jalan 4/155 to kesas. Wonder if any condo using that exit, might ease some traffic.

btw, does KR2 allow pedestrian to walk directly to the piece of park-and-ride land, i mean something like an overhead bridge from the condo directly to the LRT. If there is none and the only exit from kiara2 is jalan 3/155, then i would say that accessibility to kiara 2 is limited though the location is strategic. it defeats the whole purpose for paying so much for the location, not to mention it is a Leasehold property.

I am not aware of that though.

As far as I know the west of jalan 4/155 is going to be connected to bukit jalil highway ( is already today connected but it will be made a proper road ).

If you look up in google map, Jalan 4/155 is connected to kesas from both ends. At the east end of Jalan 4/155 is connected by Jalan 3/155 to kesas and the west end of Jalan 4/155 is connected by another road to kesas which is somewhere near z residence I believe.

Just went to the exact site half an hour ago. Jalan 3/155 at this moment seem not to have access to kesas. You will need to access kiara2 from taman yarl by jalan 3/155. Will jalan 3/155 have access to kesas after completion??

If this is the case, the only access for kiara 2 is from jalan 3/155 to jalan 4/155 extension to bukit jalil(jalan 1/155. And from there only you may access kesas and bukit jalil highway. Is there any info that I am missing. If this is the case, kiara 2 will have very bad access. the developer must built a ramp directly from kesas to jalan 3/155 to improve accessibility.

Been to z residence site as well, the few row of factory make the whole area very low class, how could you have a luxury condominium just behind a second hand car factory, things just doesnt look at the moment. no neighbourhood and bad accesibility for the whole area. wonder if things would change in 3 years time.

How is the inner road going to improve accessibility if there is no connection to kesas? Eventually all cars need to exit jalan 1/155b which will be terrible.
