Hi guys, just wonder whether is there any updates on the launching date? I dropped by to an agent's sales office @The Link in early Sept and was told they plan to launch somewhere Oct.

I recalled the SA told me that this development is a kind of JV between Kiara Resources and a certain Yayasan, the latter is owning the land and leasing out for this project. Hence they have the obligation to build few blocks of Asrama and a Community Hall there. I just drove passed the site and saw a building coming up. Looks like a Community Hall or could it be a mosque?

QUOTE(jackyap84 @ Dec 20 2011, 02:12 PM) i heard that KR2 will not have their launching as all the units been sold out internally. the cheapest price for the smallest unit 1032sq abt RM460k. A bit doubtful on this. Looks more like they want to create demand by purposely letting out this news. Overall demand has nosedived of late. Its a bunting war out there. Saw so many hanging along the road. Kr2 is surely on the wrong timing this time.

Yes, earlier i thought so. Now it seems like KR2 will have only one exit, that is onto the same road as Bukit OUG's (Jln 3/155). In fact the exit will be after the community hall, which sits right in front of Bukit OUG entrance. This will make the walking to LRT station way too far. Also, i wonder how are they going to build the access road from Z, Rainz and KR1 to 3/155? If only a normal T-junction, then the queue will be right in front of KR2 entrance.

QUOTE(puchongite @ Dec 21 2011, 12:46 PM) Exactly, you have gone into the details which I thought about too. I am afraid it's going to be a normal T-junction. Since Jalan 3/155 is on the higher ground, this road which joins jalan 3/155 will also be at about the same height, so those condos will have the parking at the lower levels, and cars will spirally drive up to the higher level to join jalan 3/155. And yes, there will be queue right at the T-junction. There will queue at jalan 4/155 extension into bukit jalil, there will be queue at jalan 1/155b. There will be queue at Kesas. Everywhere ! Haha...like that really pening lor. Not to mention those Bukit OUG/KR2 residents parking both sides of the road, making the road even narrower and hard to manouver.

QUOTE(eugene jk @ Dec 26 2011, 07:22 PM) I think even at 380psf, it's not easy to sell all 720 units. Hope it will drop to just -350..

QUOTE(pinkdevil88 @ Dec 29 2011, 12:48 PM) Just went to the exact site half an hour ago. Jalan 3/155 at this moment seem not to have access to kesas. You will need to access kiara2 from taman yarl by jalan 3/155. Will jalan 3/155 have access to kesas after completion?? If this is the case, the only access for kiara 2 is from jalan 3/155 to jalan 4/155 extension to bukit jalil(jalan 1/155. And from there only you may access kesas and bukit jalil highway. Is there any info that I am missing. If this is the case, kiara 2 will have very bad access. the developer must built a ramp directly from kesas to jalan 3/155 to improve accessibility. Been to z residence site as well, the few row of factory make the whole area very low class, how could you have a luxury condominium just behind a second hand car factory, things just doesnt look at the moment. no neighbourhood and bad accesibility for the whole area. wonder if things would change in 3 years time. On Kiara 2, you are spot on. The access really is bad, unless they build a direct ramp to Kesas as you mentioned. But this wont happen as it costs $$$. On Z residence, they are building another inner road, supposedly connecting the Rainz & Kiara 1. This road will be parallel to Kesas highway, alongside the small stream just beside Kesas.

QUOTE(ronn77 @ Jan 9 2012, 10:09 AM) Beginning I'm quite interested with this project but after seeing the price which initially suggested at $380/sqft and now balloned up to $450/sqft which totally kill off my interest. No point pursue this one as I feel if you guys still insist on this location I will rather opt for ZR which is a better buy at this price with better history of delivering units. Nothing to be shouted about the location of this project apart from the so-called lrt which is walking distance as this project is going to share same access with ZR, KR1, and Trees which once all these projects is completed will see cars queing along the road in early and evening to and from your office. Not to be forgotten that this is leasehold properties and more importantly will be the first ever project fm the unproven Kiara Resources as they are just a sub-con during last time and do not have strong fundamental to be a developer. Certainly there will represent a big risk as if anticipated slow economies which will hit construction sector and with higher rates which going to come soon will definitely cause the delayed in the completion or may even be the next abandon project. Save your bullet investors, there will be more and reliable upcoming projects than this one, no point to risk your dollars on this. Very well said. This is the same feeling i have on this project too. There have been a lot of stuns and gimmicks "performed" by either the developer (Kiara Resources) or its appointed marketing agent (WCT) or both. Anyway, i strongly felt the entry price is too steep. All the best to the buyers. This post has been edited by darthvest: Jan 9 2012, 11:23 AM

This is about the same distance from Z Residence to the other LRT (pay n ride?) further down. And since Z Resi is FH and will VP sooner, make more sense to buy Z Resi, no?

QUOTE(puchongite @ Jan 10 2012, 11:06 AM) If we look at the google map, no way for the ZR to LRT the same distance compared to KR to LRT. I would say if KR is 200m, ZR will be 400m. In any case, distance to LRT should not be the only consideration factor. I would say ZR is FH and better credibility. Can sleep better. Hmm you might be right. From the map, it does show that KR2 is nearer to its adjacent station while Z Residence is farther to the 2nd station. Well like you said, LRT should not be the only yardstick to consider.

QUOTE(ronn77 @ Feb 6 2012, 09:09 PM) almost all units are gone except anything above 1473 sqft so basically from 3 towers approx. 85% are sold. I did consult my bro in law on his opinion towards this project and he opined that although at this price it seems still reasonable as he expected condo around this areas to appreciate further. If not mistaken, the 1473 sqft unit is selling at around RM633k right? If it is at this price point, might as well opt for KM1, no?
