As far as I know, there will be only 2 new access roads (one built by Z residence and another one is the LRT station new access road. I thought the more congested the area is, the better it is

QUOTE(darthvest @ Dec 21 2011, 12:54 PM) Haha...like that really pening lor. Not to mention those Bukit OUG/KR2 residents parking both sides of the road, making the road even narrower and hard to manouver. It will be wise for ZR, RAINZ, KR1 and KR2 to quickly revise the plan to make 3 car parks for each unit. Bonus to all the buyers. Set a precedence to Malaysian condo history. Bukit OUG is already built, nothing can be done. |

QUOTE(naleh33 @ Dec 21 2011, 09:51 AM) But Kiara 1 is a very low density project compared to Kiara 2. So if they priced at a premium price, it may take some time for them to get all the units sold out, taking into considerations of the upcoming projects like Z, and Rainz. KR2 come with 3 blocks which have 720 units in total. how abt KR1? |

QUOTE(puchongite @ Dec 21 2011, 12:46 PM) Exactly, you have gone into the details which I thought about too. I am afraid it's going to be a normal T-junction. Since Jalan 3/155 is on the higher ground, this road which joins jalan 3/155 will also be at about the same height, so those condos will have the parking at the lower levels, and cars will spirally drive up to the higher level to join jalan 3/155. Since you mentioned there is an extension at jalan 4/155, isnt this extension connected to jalan 1/155b? So kiara2 should be able to exit bj directly. Could you please let us know where is the entrance for kiara 2 located??And yes, there will be queue right at the T-junction. There will queue at jalan 4/155 extension into bukit jalil, there will be queue at jalan 1/155b. There will be queue at Kesas. Everywhere ! |

Could you please let us know where is the entrance for kiara 2 located?? KR2 exit is the same as bukit OUG, into Jalan 3/155, on different side of the road. Yes KR2 is able to exit to bj, but I don't call it "directly". "Directly" to me it means KR2 use the park-and-ride land/road to enter Jalan 1/155b. It's a matter of different terminology. Hope we can be in sync. Cheers. |

There is another exit from the west of jalan 4/155 to kesas. Wonder if any condo using that exit, might ease some traffic.Yes KR2 is able to exit to bj, but I don't call it "directly". Cheers. btw, does KR2 allow pedestrian to walk directly to the piece of park-and-ride land, i mean something like an overhead bridge from the condo directly to the LRT. If there is none and the only exit from kiara2 is jalan 3/155, then i would say that accessibility to kiara 2 is limited though the location is strategic. it defeats the whole purpose for paying so much for the location, not to mention it is a Leasehold property. Are you saying there is another exit or there will be another exit from the west of jalan 4/155 to kesas ? I am not aware of that though. As far as I know the west of jalan 4/155 is going to be connected to bukit jalil highway ( is already today connected but it will be made a proper road ). If you look up in google map, Jalan 4/155 is connected to kesas from both ends. At the east end of Jalan 4/155 is connected by Jalan 3/155 to kesas and the west end of Jalan 4/155 is connected by another road to kesas which is somewhere near z residence I believe.I am not aware of that though. That road is the road which connects Kg Muhibbah to old klang road. At the cross over, on the north side, is where OUG parklane is going to be. As far as I know, the road has no access to Kesas, just a fly-over. If it can acesss Kesas, that will give OUG Parklane a big boost. |

Quite interested with this project if they still offering the discount, dibs and freebies. Look forward into the pricing when it is release.
The setback is, the undertable mentioned as above and first timer. |

QUOTE(darthvest @ Dec 27 2011, 12:17 AM) According to info given by agent it is 450 psf before discount but 420 psf after discount. Very very steep pricing for a leasehold property. Both the seller and the (potential) buyers are contemplating for a premium pricing because of it's location near to the LRT station. But the irony is the tenants who can afford to stay there will likely not want to use the LRT station at all, or perhaps will only use it on weekends. |
