Since Kiara phase 2 has been advertised in iproperty, anyone has contacted the sales office regarding this project? Is there any soft launching date soon?

I do not think that the units will be selling below 400K. If I am not wrong, the units in Kiara II are bigger than Kiara I. For 1200sqft in Kiara, it is already selling at 400K and above.

Wah!! balloting system... another BBB again. Kiara 1 was sapu gone within 1 month when it is launched. I wonder Kiara 2 will be the same or not, looking at the current world economy. doh.gif

But Kiara 1 is a very low density project compared to Kiara 2. So if they priced at a premium price, it may take some time for them to get all the units sold out, taking into considerations of the upcoming projects like Z, and Rainz.

As far as I know, there will be only 2 new access roads (one built by Z residence and another one is the LRT station new access road. I thought the more congested the area is, the better it is tongue.gif haha

Kiara II has pre-launch before? Never heard it from any of the agents. You have posted the same thread in the Kiara I thread as well and mentioned that you have a unit there. Are you referring to Kiara I or you have both units in Kiara I and II?

Assuming both projects are successful, I believe it is going to redefine Bukit OUG area together with other projects like Z residence.

So how was the sales when you visited the sales gallery?

Glad to hear that KR2 is selling like a hot cake. I like the ideas of the quadrant zone concept in KR1 and KR2. Increase the security. Hopefully both projects can appreciate once they are completed.

I do hope it can be achieved as well. If things did not turn out as what he hopes, ZR, Kiara and Kiara 2 will not be in favorable situation as well. Covillea in terms of location is much more strategic, freehold and have much better view.

You have wiped off the Golf course existence, haven't you?

When I say location is not that strategic, I mean

1) ZR surroundings (light weight factory/workshop, near HTC and Kesas Highway)
2) KR2 is too near to LRT station and Kesas Highway which will be quite noisy but also convenient.
3) Kiara is near to Kesas Highway.

Overall, the area is still not fully developed compared to Covillea surrounding area which gives people a mature residential feel with greenery. Having said that, the area in ZR, Kiara and Kiara 2 has the potential to grow when the LRT is up and running, the new shop lot is ready and occupied.

MGG, no offense as I know you have one unit in ZR.

i heard from my friend who has just bought a unit in Kiara 2 recently. She mentioned that the lawyer fees for bank loan needs to be borne by her instead of absorbing by the developer? I thought the SPA and Bank loan fees are absorbed by the developer?
