Last Friday I called up SEG to find out about their Lepironia Gardens as I am keen to buy 1 unit. They said that they still have about 14 units left and starting price starts at 1.7 million. When I asked further on the rebates discounts etc they said that they cannot divulge over the phone. I smell something fishy. I am sure they will be selling less than the launch price and in a way is afraid of their 'betraying' technique made known to the current buyers who queued a few years ago and paid premium. The last time they did was last year where they offered late bird discounts and free trip to London. This gives me less confidence on the developer. Not sure to jump in or not to jump in. In future will they offer more discounts to later buyer than me? Really pity buyers who have bought earlier than the late buyers.

I believe the leftover are mainly ludwigia type that backing hwy if not future condo / main entrance into SEG.
Won't be surprise if they give more discount as we know boleh land anything is possible. i strongly believe the new phase of semi-D will be selling at RM2mil onwards so that there is about 15% gap between the new and old phase. Rm300K+ may not sound a lot however some ppl may want to save that Rm300K for renovation and at the same time developer can clear the leftover stocks also.

Anyway, so after u met them, is the price lower? The reason they cannot tell rebate upfront is mainly due to BNM guideline on rebates etc. So only reveal to serious buyers. Not hush hush technique. Lol. Many developers are doing the same. Also, now leftover units are mainly undesired units, nothing to pity about on earlier buyers. Last time DIBS was given. Also the london trip was after some minor upward adjustment of price. True, they still trying hard to clear the remaining mainland smd. Well, with new launch to be near rm2mil, surely it will manage to close some deals on these units.

They are joining other developers. I never deal with Mah Seng, but one guy just buzz our personal contact, who deal with us before @ Setia. I don't blame him. He is just making a living. Just want to bring out my point, many sales agents around here. |
