QUOTE(MoneyTree88 @ Apr 17 2013, 09:50 AM) +1 so much for shouting "bad branding" by some shallow individual. I think the Setia brand is strong but could be better if the name of the phase is more high end like Ludwiga, Grasilis etc. Huan Xi and whatever nots agree that it is not appealing. Sounds like certain shallow individual cannot accept it?

QUOTE(HouseToLive @ Apr 17 2013, 12:24 PM) No investors will complain about how it's named when the gains r great nor will any buyers/home owners mind that coz to afford a RM1.1mil & above house, these people r definitely not shallow. Congrats to those that hv secured their units!! Probably nicer names could have made this property appreciate by another 10%. In marketing, appealing name counts. Hopefully the next phase will have better names, more international and upmarket name will enhance SEG appreciation.

QUOTE(Marine Boy @ Jul 18 2013, 08:08 PM) Anyone can help me in comparing Setia Ecoglades with Setia Eco Hills? I like both but can only commit to one. Help me!!!! S Eco Hill is ideal if you want to live in a relatively quite place. SEG is for those who prefer to live in a resort like place but still surrounded by amenities. For me, I prefer to stay in SEG for practical reasons. When I retire maybe SE Hill is preferred; can track Broga Hill. For investment purpose and to get rental maybe SEG will be slightly better. Both are equally unique in their own right.

Kitchen at the back is always better than kitchen at the front in FengShui. That's why Lepironia balance this out by having Grasilis backyard looking into the gardens. Having said that kitchen at the front is actually not that bad, not like it is facing T-junction or what. Still a good buy for a Semi D.

QUOTE(Marine Boy @ Jul 23 2013, 07:47 PM) Grrrrrr.... I m confused whether to buy a shop lot in Puchong or go for SEG. Pls help me @mentors Shoplot in Puchong is not flipable anymore. If u buy, please make sure u have holding power for at least 12 months as commercial tend to take long time to be filled as most people are afraid to start business when that area is deserted. Robbery is rampant. After 12 months, make sure that your rental can at least cover 90% of your loan repayment. Note that shop lot in Klang Valley and esp Puchong has appreciated tremendously for the past decade and most business are finding it hard to pay rental to make some money, with the exception of beauty spas etc. There is only so much rental business man can pay. Also take not that assessment, maintenance fees for commercial is rather high..,

All development need to have Bumi quota. However they cleverly put all the quota in high rise. So high rise with have lots of Bumi unit. That's why they dare to give very Cina name to Link Villa like HuanXi and YouMei. S

With DIBS ceasing and banks only giving net loan after developers' discount, rebates and everything. I think there will be very few new launches this year. SEG may withhold their launches till 2015. With less high end supply coming in and with rapid development in CBJ, Chinese School, Sepang, KLIA 2, Puchong South, Putrajaya etc, it will help existing buyers as there is less competition but more demand. But I guess those that VP in 2014 and 2015 will be challenging a bit. 2016 and beyond should be good as there will be more leisure component and CBJ turning into a great place to work and live.

QUOTE(MO1 @ Jan 10 2014, 10:56 AM) if the interchange leads to other parts of cyber as well, won't it result in congestion at SEG. I think there will be pro more than cons. If SEG is accessible, the public will get to see how beautiful SEG is, provided they maintain Eco Park Standard. What you don't want is, if a place is beautiful it is not accessible for people to appreciate and dream of owning a home there say like Sierramas; beautiful inside but not talked about. Compared to Desa PC, it is also open to Public and look how much unlucky it has generated; otherwise it would have still been perceived as Kepong Pak Siti.

It is like living in a golf course but no commercial. It is not opened to Public unless u r invited guest or tag along with Real Estate Agent. Because it is not opened and therefore less publicity and less people get to appreciate the price is relatively lower compared to the ambience and feel. If they do it like DPC or SEG, the price can double. U see what I mean by 'closing the economy?' More privacy but not good to bank account.

QUOTE(ape @ Apr 19 2014, 07:37 PM) I see the potential of CBJ in the next few years, she will turn out to a very nice place to stay...but currently the amenities there are really disappointed. Everytime I bring my wife there always see some Middle Easts and Blacks hanging ard at the eat place, which she is not very comfortable. When the Middle East comes u know that the place is gonna be high end just like Edgware Road in London. As for the Blacks I can't comment much as it is a hub for International Students. I guess it looks a lot as they are easily picked up in a crowd, just like the whites. If you go to Brickfields and you are a Chinese, u will be easily picked up as well. Maybe when KLIA 2 picks up later of the year your wife will not feel comfortable with the presence of pretty air stewardess everywhere too....
