Oh yeah and when ppl start shooting question and ure missing. If ure the SA, just go and resign yourself. You can't even support or at least give an explanation to worried customer, but instead only know the apple is sweet but in fact sour.

One year after launch,still can't complete the piling? Are you sure?

They only start their exvation last year december or november. Within 3to 6 months should be able to see the structure. May be this project is 48 months period from the spa. Someone can clarify on this.

Not sure how is icon city progress. They are doing earth work last december.

Icon city progress looks way more better than this. But not sure what's the progress detailing cause I only take a peek if im using LDP. Recently last Saturday I passby and saw alot of happening things there, unlike eve for the pass few week/month, non moving at all!

Hahahah, doubt so. If u said they slowly inject the piling to the earth, then can say like that la. But this one put the crane and lay the pile on the floor for so long, expect the pile to groud it itself. Lol..

I saw one of the picture which the mobile crane is hanging the pile for the piling marchine. Anyway, hope this project will success. Important is good finishing and less defect. I just invest 430k compare to icon city 800k.hahaha...

but off topic a little bit, can I ask is there a so called ceiling rate or is there a max that the price for these soho/appartment/condo can go up to? (in short-term)

sometimes it is the payment to the sub-contractor . Developer takes a long time to award all the works to the subcontractor .maybe to find the best price ...

I thot it is public knowledge that this project got problems with approval due to the proximity to the h/way or lrt or something. It took along time to get their ap approved.

To Katijar, the developer is not the type of "do slow slow to produce quality product" it is a gangsta (actually DVD pirate, the kingpin not the 'selling by roadside') who got lucky in his 1st attempt to launder money and hope to replicate it again. Should have no problems with the approvals just some delay which is good as the place is not veli 'wong' atm, mayb can coincide vp with completion of lrt

But buyers of his 1st project really made 100% capital gains and 12% yield.

I received one letter something like confirmation undertaking.

What i mean is actual im planning to buy icon city service apartment. But i went to see this eve suite and decide to invest on this. At least if something happen, wont lose so much. But i thing there is no problem to this project. Hopefully it can complete on 2014.

Why is the site condition doesn't seem like ready-for-piling...?

like a mess I'd say...forgive me for my limited knowledge on construction.
But the quantity of pile next to the piling machine, surprisingly so few.

I see not a single point haven't been piled, so far.

I've got a feeling like, everything seems already on site ready for operation, but you can tell the site is actually not ready for that...

maybe what meant by 'show off'...all of a sudden everything is they and actually the site doesn't need it yet. hmm.gif

Maybe everything there so developer can bill the next 10% for 'foundation works done'.

I don't think all developers practice the same thing.

3 categories of developers :-

1. Most responsible - Everything approved then only do booking and S&P.
2. Medium responsible - Take booking first, then wait for paper work, then sign S&P
3. Least responsible - anything goes.

I heard it is a different piling, so you can't see the piling on the surface.
