Actually i also did compare within this both.ZR and PL...but PL win in most aspect..

1.Easy Access...Parklane just beside Jalan puchong(jalan puchong soon will be upgraded to 3 lane)..lets say going PJ,it is very visible which have a better access...u may go and search google map for results....even the "purpose" road to link to Jalan 1/155b from bukiit OUG area..also Parklane win...

2.Cheaper Price

3.Cheaper Maintenance (PL0.13,ZR0.20)ZR might be increasing

4.Quite a lot of bad feedback for trinty group(zr developer) but akisama(pl developer) less complains ..

5.200+ shop lots below parklane...buy things easy.. convenience...

6.Still walking distance to LRT...and noise polution not affected by the LRT

Public bank as well? Y the agents hide this kind of important infro from us?..I just went to UOB, they just promised can get -2.3 but not -2.4.


Added on April 1, 2011, 1:35 pmJust called the office. They said public bank is still under processing to be panel bank. Hence the offical panel bank is only Ambank, EONbank, AlliancesBank and UOB only.

The PL not really walking distance to LRT Kg Muhibbah Station, if walking, u needed to pass through the medium cost, there is some risk over there expecially during night time. Time to reach LRT around 10min.

If u drive by car, u needed to becafu because sometime got children play around there, u must slow and steady to pass through the medium cost apartment. somemore u oso susah to cari carpark because of space limited.

yea i heard that public bank and uob giving that rates. alliance die die also can't offer b-2... =.=

i heard stanchart offering b-2.45 but don't know if they are the panel banker...

ps: 2 units to let go here....

you can always call the developers....

from what i know they have close bond with AmBank... all their previous projects are with Ambank

Is service apartment protected under HDA? got earlier post said that if developer delay in delivery, no LAD compensate to housebuyers. Is this true?

Some info I gather from sales office, correct me if I'm wrong biggrin.gif

If loan with panel bank only, developer will absorbe the cost of legal fee & stamping fee on loan, or else will have to pay from buyer own pocket. Panel bank - EON, UOB, Alliance & Ambank so far.

During construction, buyer hav to bear the loan %, instead of bearing by developer.

Units which already hav 2 car parks, cannot buy additional car park.

Free 2 years maintenance fees starting from handing over, but still to pay Sinking Fund of RM13/mth

Cancel booking 100% refund currently, coz Ad licence only issue sometime in May'11. Cancel after that will subjected to some % of admin charge.

Better your check thoughly. Service Apartment is not protected by HDA. mean that we can't legal action to developer if the project went to problem. Second, you need to prapare pay higher rate for all untilities bil..

Please don't spread false information. All properties which have residential functions are now under HDA, which includes serviced apartments.

i even did signed a HDA act agreement or something.
