You can pay booking fee RM3k now, refundable minus 10% of booking fee. Pay the remainder when launch next year March. The phase 1 should be around 800m - 1km away from the future LRT, still consider walking distance I think.

I book one unit, yes its quite high density but land area is quite big, and affordable. Developer throw in a lot of freebies.

Hi eXTaTine,
we just pay 10% based on the house cost to them? then zero entry cost wait this finished , then only pay loan

got any discount?
*
No, book with RM3k now, if you decide to cancel, you can get back your booking fee - RM300, they refund you RM2700. S&P sign next year around March, you pay the remainder of 10% then.

No discount. But lots of freebies, already listed in the first post

Wonder if Z residence will be priced as low as this dev....otherwise seems like this is the cheapest in the vicinity...

Then I suppose this is a winner? This is probably the cheapest new development with a KL address...and also comes partially furnished!

I think maybe u can wait for Z residence launch first, b4 decided to buy the OUG parklane. Z Residence will be launched on March 2011.
*
By then maybe too late, all the good units gone. Price already went up 20k! And 90% of booking fee is refundable, and unit is transferable...what's the risk to book one unit? Very little in my opinion. Worst case, you lose RM300...

Haha, maybe u r right. This saturday make a trip go to show room. But, i am really dun like so high density area, 4000++ units sharing same common area. If the management not professional enough to manage the building, it will bring up a lot of issue between the residents, consequence will bring down market value. Please imagination that every early of the morning, 500 cars to q-out from the building, how scary is it. laugh.gif

Somemore the selling price oso not cheap.........259psf.........., if I buy oso buy 4 location. (Near Future LRT, dun know LRT on or not icon_idea.gif )  thumbup.gif
*
259 psf not cheap? Well, maybe that's your opinion, but find me something cheaper for a new dev these days with KL postcode....its impossible! But just to correct you, it starts from 259800 for 950sf so selling price is actually start from 274psf, not 259psf...if you deduct the cost of furnishing, its about 250 psf...

Btw, I've already booked a unit from the first block...I'm still considering if I should hold on to the unit, but I'll probably hold on to it unless Z-res ends up cheaper....connectivity wise, I think Parklane is better as one can enter directly into Jalan Puchong...

A lot of ppl saying this is super high dense because of the number of units, over 4000, but you have to remember, this is on over 30 acres of land...so its not as dense at it first looks. Personally I think the Bukit OUG area is even more dense...

If you want to look at super dense...just look at Regalia....1k units on 2.5 acres!!

I guess Phase 3 will be opened for booking soon as Phase 2 almost fully booked, left only top floors and some not so nice units. I heard the sales person said Phase 3 will be started at RM320k onwards, so it is about RM20k extra compared to Phase 2 and RM40k higher than Phase 1.
*
40k higher? 60k mang....Phase 1 started at 260k
