Hi I just book an unit price 288k and plus car park 30k, mean total 318k alr.. It is phase 2 unit. so I think the selling price for phase 3 wont less than 300k except you dun wan parking lot.

Noted. Ryan, you bought one unit also rite? may I know which bank loan u apply? I quite confusing on this. Coz the agent said tat only Ambank n Eonbank is the panel bank.. however I found out tat UOB and Alliance bank are panel bank as well.. but the agent nvr mention bout it.. is tat mean only Ambank n Eonbank hav the benefit of the free legal fee n stamp duty?

Public bank as well? Y the agents hide this kind of important infro from us?..I just went to UOB, they just promised can get -2.3 but not -2.4.


Added on April 1, 2011, 1:35 pmJust called the office. They said public bank is still under processing to be panel bank. Hence the offical panel bank is only Ambank, EONbank, AlliancesBank and UOB only.

Hi, does anyone know that what is the minimun distance to keep with high-tension cable? I calculate the distance between UOG Parklane and the nearest High-tension tower. it just 450m. does it consider save?

Hi, just read an article and attached is the table for the safety distance between residents area n the HTC. But the question now is what is the k/V of the HTC near the OUG Parklane? Anyone can answer this?

you r right, but each condo at ParkLane has 3 card access lifts. so I think is more than enough to support 24 floors 16 units residents.

Ryan, May I know your loan amount? because the UOB loan officer told me that my loan amount less than 300k.. so cant get -blr2.4 and OUG Parklane is an adhoc project for UOB and not Panel..... Seriously super confusing....

UOB call me just now, and confirm that they made a mistake.. They are panel of OUG parklane...and willing to giv me blr -2.4.. but i need to purchase the MRTA and apply credit card instead of get blr -2.4....

ya, It is ok for me, coz MRTA is quite cheap for my age and I also think of purschare it for the benefit of my family... For credit card...compare the 0.1% for 40 yrs and rm50 for one yr...worth it... hehe biggrin.gif

Ya UOB is panel, just that I apply thr a wrong Banker, my personal advise is do not go to NewTown PJ UOB apply ur loan... my banker keep asking me apply more expensive MRTA, apply credit card, and etc to get blr -2.4.......... really not a good consultant.... Hence now I wanna complain n change banker....really troublesome....

correct me if wrong :-

full flexi - you can start put ur money in to reduce the interest when it still under construction

semi flexi- yon only can do that when the bank give 100% loan to developer

mean if you loan period is 40 yr.. and the total maintainance fee is 120*40 = 4800.

so if you think the 3 yr construction period interest is lesser than 4800 then u can take semi flexi...smile.gif
