QUOTE(RyanTham @ Mar 31 2011, 01:02 PM) i checked with developer site...Public bank and UOB also panel bank...UOB gives -2.4 and public bank gives -2.5 for first year and -2.4 for following years... Public bank as well? Y the agents hide this kind of important infro from us?..I just went to UOB, they just promised can get -2.3 but not -2.4. Added on April 1, 2011, 1:35 pmJust called the office. They said public bank is still under processing to be panel bank. Hence the offical panel bank is only Ambank, EONbank, AlliancesBank and UOB only. QUOTE(UFO-ET @ Apr 7 2011, 09:34 AM) Density is one of the criteria to measure quality. 6 units / flr and 12 units / flr makes lots of different, if I hv to invest in a high density condo say 16 units/flr, provides 2 lifts only, I will opt to choose the top 3 floors, priority to enter the lift especially in the peak hrs to work.. you r right, but each condo at ParkLane has 3 card access lifts. so I think is more than enough to support 24 floors 16 units residents.

QUOTE(RyanTham @ Apr 11 2011, 07:35 PM) i think UOB bank gives the best rate....2.4 for 3 years lock in period... public bank a little bit better..2.5 for first year and 2.4 for following years...but that 1 year just gv a little little bit difference...but public bank 5 years lock in...very bad... i just apply UOB bank with an agent....very good and responsible guy... highly recommended !do call him up if u have any enquiries..0163238797-Kit..tell him you are recomended by Ryan Tham...haha.. Ryan, May I know your loan amount? because the UOB loan officer told me that my loan amount less than 300k.. so cant get -blr2.4 and OUG Parklane is an adhoc project for UOB and not Panel..... Seriously super confusing....

QUOTE(kok_pun @ Apr 12 2011, 12:11 PM) yes... normally valuation fees applies... but for UOB normally below 500k valuation fee is waived By logically... If UOB is panel, then it should not be a adhoc project.. correct? Will it be possible, different branchs of a same bank has different process or system?

QUOTE(novabankinghall @ Apr 13 2011, 10:45 PM) just MRTA and credit card, no big deal right? Please correct me, as far as i know MRTA price are quite standard. And you are paying for something (not totally non value added). While for credit card... unless they insist me to use for 30years (along the whole tenure). Else just RM50.... next year cancel lor.... difference by 0.1% on 300K (+-) is still worth it. ya, It is ok for me, coz MRTA is quite cheap for my age and I also think of purschare it for the benefit of my family... For credit card...compare the 0.1% for 40 yrs and rm50 for one yr...worth it... hehe

QUOTE(kenjen @ Apr 24 2011, 08:48 PM) UOB is panel? How come BigHouse didn't say so? Any issues with your application? Ya UOB is panel, just that I apply thr a wrong Banker, my personal advise is do not go to NewTown PJ UOB apply ur loan... my banker keep asking me apply more expensive MRTA, apply credit card, and etc to get blr -2.4.......... really not a good consultant.... Hence now I wanna complain n change banker....really troublesome....

QUOTE(wacko_joy @ Apr 25 2011, 03:20 PM) Thx for the info. Hmm... mine one is 5 years... semi flex loan for under construction. I ask him whether can lesser to 3years.. he say cannot.. hmm May I know which branch you went? I'm also 1st time buyer. What I know from the SA is 5% during signed S&P and another 5% after it. How about tis: And the free loan legal fee is the one where we need to pay the bank rite? Includes stamp duty? does the Budget that give 50% off stamp duty for 1st time buyer still applicable this year? May I know does public bank is panel bank of this project? if yes, we not need to pay any legal fee and stamp duty.

correct me if wrong :- full flexi - you can start put ur money in to reduce the interest when it still under construction semi flexi- yon only can do that when the bank give 100% loan to developer mean if you loan period is 40 yr.. and the total maintainance fee is 120*40 = 4800. so if you think the 3 yr construction period interest is lesser than 4800 then u can take semi flexi...
