not surprising. it's the cheapest entry price within the entire nearby new launches even with price increase. not all people are rich so this is probably one of the most affordable with least entry cost hit as it comes with air cons, kitchen cabinet, wardrobes and free maintenance. sort of like less further expenditure to spend when VP that time. that's the attraction to some.

Takungan banjir, is flood pool. I wonder this will reduce the risk of flood or increase it? And they will beautify the area, so can confirm its not shit pool.

take the examples of other flood pool around KL especially those managed by SMART. logically flood pool means there's a chance it'll over contain the water. but from the past examples, the flood not necessarily happen at the pool lake but somewhere during the transport.

The lake is same level with Kesas highway, OUG Parklane land level is much much higher than it. Hopefully it will become a nice lake garden.

This rainwater catchment area is designed to prevent flooding. As it is only rainwater, it is clean and no treatment is necessary.

Those units with single car park you can buy another car park lot at RM15k. In fact if you compared those come default with 2 car parks the price is already top up by RM15k.

Hi,

I have a unit to let go. ,it's block E2 7th floor corner lot beside playground with 1 car park. 7th floor consider the ground floor since 1-6th floor is parking floor. Booking fee+top up. Pm me if anyone interested.

At least at the site we can see people working on it. May be it takes more time for fundamental work.

Yaya, in fact Im comparing Parklane and Z-residence. Initially I want to sell my Parklane unit and buy ZR. But after the ZR launching today. I notice that:
1) Location is about next to PL but it seems like not Bukit Jalil area, more like situated in Bukit OUG.
2) Traffic access is worse. No main road connected to ZR. PL is situated in Jalan Puchong and easy access to Old Klang Road. ZR need to bypass the muhibah flat and kinrara industrial area.
3) Environment there also very PARIA and close to PPR Muhibah flat. The Bukit OUG condo next it seems very old.
4) Price wise, Block A = Rm320 per sqft which is 90% sold out. Block B is RM340 per sqft, quote a bit higher than PL.

Just 1 thing I like is the design for ZR is modern and classy. Also not so high density compare with PL. For own stay, definitely is not a good choice. For investment, I think
PL is much better choice. 1 thing worry is PL damm too much unit only.

The Chinese School look like so near to but actually is far from PL, because not access road direct go to there, u needed to go back 3/155b and turn into it.
