I think maybe u can wait for Z residence launch first, b4 decided to buy the OUG parklane. Z Residence will be launched on March 2011.

Haha, maybe u r right. This saturday make a trip go to show room. But, i am really dun like so high density area, 4000++ units sharing same common area. If the management not professional enough to manage the building, it will bring up a lot of issue between the residents, consequence will bring down market value. Please imagination that every early of the morning, 500 cars to q-out from the building, how scary is it. laugh.gif

Somemore the selling price oso not cheap.........259psf.........., if I buy oso buy 4 location. (Near Future LRT, dun know LRT on or not icon_idea.gif ) thumbup.gif

Haha.....is it a good buy??? It is depend to you.....if you happy on the price and unit.....is a good buy. Otherwise better u say goodbye to them.

When u think is a good buy ...happy on 300psf price, other hand the developer lagi happy because their profit +++++ again.... dun believe ...let do a simple calculation...

Total unit service apartment = 4200 units (not included shoplots)

Average for psf = RM 300

Average size per unit = 950

So total sales = 4200 * 950 * 300 = 1.2billion

Let say the cost of construction to build 700 units = 100m, so total 4200 = 600m + land cost = 100m

So u will be see the developer rclxm9.gif 1.2b - 700m = 500m on pocket


Experience told me....wt so much of units....if the mgmt can't perform a good job on the control/maintenance, ur 300psf will become 250psf and ------ in the future.

Once again, is it a good buy ...is depend to you.....

Question is wt so high density .......300psf ... is it worth to buy? or

U purchase the unit because u feel that this unit worth to buy due to among the new launch is it cheaper and at same location?

If due to location, i suggest that better take SRI Jati I or II (bigger size), now selling at 240-260k. somemore no need to take risk to wait 4 project completed on 2014. There is a lot of uncertain thing will happen within 3 years

For me.....if the unit around 200psf, it is consider good buy. Otherwise, because one word "BBB" mode...the price shoot like sky rocket.

The map is not uptodate, the yellow line will go in between B.OUG Condo and Townhouse. It wouldn't cut in to OUG parklane area.

Anywhere i dun thing they are so easy to "goreng" with 4200 units, how many they can to afford to buy? 10, 20 or 30?

I can foresee next 2 phase the buying power will be slow down, not easy to fully sold out.

If you really like this development, u can slowly2 find&shop you dream unit there and bargain with them....maybe u can get another free "gift" neh... tongue.gif . No need to top up here & there.

UM got some activity opposite the OUG Parklane/medium cost apart, but i dun think is campus, they indicate is taman kajian.

The Chinese School look like so near to but actually is far from PL, because not access road direct go to there, u needed to go back 3/155b and turn into it.

The PL not really walking distance to LRT Kg Muhibbah Station, if walking, u needed to pass through the medium cost, there is some risk over there expecially during night time. Time to reach LRT around 10min.

If u drive by car, u needed to becafu because sometime got children play around there, u must slow and steady to pass through the medium cost apartment. somemore u oso susah to cari carpark because of space limited.
