QUOTE(eXTaTine @ Jan 22 2011, 03:59 PM) Wonder if Z residence will be priced as low as this dev....otherwise seems like this is the cheapest in the vicinity... cheapest in the vicinity. z residense won't be priced as low as this as the projects next to it are > 300psf already. but the roads nearby there will be quite challenging to say the least |

QUOTE(22222222 @ Jan 24 2011, 03:05 PM) I think maybe u can wait for Z residence launch first, b4 decided to buy the OUG parklane. Z Residence will be launched on March 2011. i suggest that instead he goes check out at least oug parklane at the moment cause booking is available already and a lot of the good cheap units being sapu-ed/sapu-ing right now. z residence won't launch that soon bcoz that project dependent on other neighbouring projects to make it. all waiting to check each other's price before selling so my guess is by the time it is out, the psf will shoot up like nobody's business |

i think maybe people are mistaken. total units although 4200 units, it is separated into 3 phases with each phase their own facilities. so the first phase is about 1000 units sharing their own facilities and not 4200.
the 500 cars scenario is not that scary. you go compare the current bukit oug condo right now with the proposed z residence, zm1 and jalilmax and nearby ones. all those projects is about the same land size as parklane oug. that one is even more nightmare lrt isn't everything. furthermore, only the putra/kelana jaya line lrt is the worthwhile lrt to chase after because of its unique and favorable stops. all other mrt and lrts not that interesting to be honest. but then again, diff people diff opinion |

why the interest in z residence? it's next to factories and behind a tamil school. i don't like its location compared to the future projects nearby. granted it's relatively nearer to the lrt but still..

not surprising. it's the cheapest entry price within the entire nearby new launches even with price increase. not all people are rich so this is probably one of the most affordable with least entry cost hit as it comes with air cons, kitchen cabinet, wardrobes and free maintenance. sort of like less further expenditure to spend when VP that time. that's the attraction to some.

take the examples of other flood pool around KL especially those managed by SMART. logically flood pool means there's a chance it'll over contain the water. but from the past examples, the flood not necessarily happen at the pool lake but somewhere during the transport.
