That is correct. You have to check yout SPA. Everyone will be different. Another way is to check with mahsing.

It mean those recently bought one will not have LAD payment?
Only those very early batch will have LAD payment?

That would be my guess but i think someone who bought block 2 actually have a few months of LAD as well. So which block did you buy and is it recently?

From memory, in the S&P, the date on the front cover is the S&P date, then in one of the section, it will state the number of months that it needs to complete it by. So you then add the number of months to the S&P date to work out when your unit needs to be delivered by. The LAD payment is worked out based on the period it is late from that date.

In my case SPA Nov 2011, 44 months delivery, so shld have been delivered in July 2015.

The completion is late by 9 months!!

I do not see any reason that u worrying on the delay unless u want to move in ASAP. Coz most buyers are damn happy. MS pay in full.

If unlimited delay then it will be most happy to investor of Mahsing coz those LAD will be the best investment return for them. Just they cannot unload the property or the developer run away

I not buying in this but other project. S&P before GST implementation. Last batch of the buyer before GST.
If say 44 months, it need to be end of 2018 to be 44 months cry.gif
almost impossible to get LAD

I wonder why u bring this matter up in this thread? Anyway, it is depend the developer whether they want to honour the LAD fully. U may need to check with the developer.

Just pass by, noticed that the shops are all clean up liao..."for rent" sign up liao...ready for business....just can't wait to see when will be the first shop open for business....I remember someone had posted here claiming this place is dead and those shops will be empty for decades...with a "S" at the end! Let us see....

Hope there will be some new restaurants or bar or can always walk beside or across as there are a few bars hidden behind the Magnum and Toto shops.

How many of you here are staying there or just for investments?

Any of you got good deals on furniture and curtains / blinds or not?

Came across an article on M City in the Star today....it was mentioned Village Grocer is the anchor tenant in their retail shops...earlier someone posted is a bluff...let us see, shops yet to be opened, hope it won't take decades to open!

Ya, my boss who is a close associate of Mah Sing told me the same. Village Grocer has actually purchased the corner unit. All shops have been sold and owners are looking for tenants now. Really hope the shops can operate soon to give life to the place. After more than 2 months, there is no agent calling for rental of my SOHO unit at all. Any purchasers already rented out their unit?

dun wait for agents to call ma..you must call them also..
"problem" with this dev as some parts are still under construction so can imagine the noise , dust and what not
day in day out..

So it may take a while for the rental market to pick up..

of course the faster the retail fills up, it will augurs well for the rest of the development ..

Given that contruction still going on in block 2 & 3 and that no shops are open yet. It may be morr difficult to convince tenants to move. Have to be patient. I think once the supermarket is open, things should improve.

As expected bro. I'm not gonna sugar coat things but looking at the overly massive incoming supplies, things are just gonna get harder in the near future. There are around 10k incoming units along Jalan Ampang.

You might want to look into lowering yr rental price to attract and lure ppl.

A 1,600 ft2 at jalan simpang claimed could fetch rm 6k rental at time of booking a few years ago and rented for rm 3k.
