Discount from new price or launch price? If discount from new price, how does it compare with launch price?

Heard that first block CCC signed.

Congratulations!

Owners could start advertise for subsale. The higher the asking price, the better the wealth effect, will be good for the economy.

QUOTE(mthc @ Feb 28 2016, 11:12 AM)
Of cuz I have. Pass by everyday bro.

Given the same rental, I'd opt for M city without a doubt BUT

1. What makes u think there won't be a rental war? Elements will definitely pushes their rental price lower. What's mcity gonna do about it? Wait and hold?

2. For the fact that elements is not even 50% occupied (pls correct me if I'm wrong), what makes you think mcity has the capability of occupying tenants? Have u forgotten the incoming 10k plus supplies as well?

3. Commies will do well in jalan ampang as it should been all along. But you own a residential lot. You can argue that you can target expat etc but as far as I'm concerned, those expat who works in my company stays in klcc condos. And if expat were to choose mcity, why now elements are not filling up with expats?

Idk what makes you think that mcity is hell of a location. When it's jam for all the wrong reasons. You may argue that a place won't be jam if it's not Wong but jalan ampang is jam because ppl use it to go to and forth from work.

Well it's my opinion. My opinion is priceless but yr investment comes a great monetary value. Lol. Cheers buddy

What Ms doing on price, also been used by Setia, Eco, others as well. It is nothing new.
*
They can increase their price as often as they wish. believe some banks take original and net price for ltv.

good luck to subsales. banks also no eyes see.

Believe banks are currently constraint by loan to deposit ratio, reject many qualified loan application or more stringent. subsale vendors are in for a long haul.

Some developers are more notorious in price increase and giving bigger rebate/discount at the same time.

flip means fight with the king of discount developer. so u have to be the king of discount investor...LOL

QUOTE(ace77 @ Mar 7 2016, 10:49 PM)
I don't know if anyone can fight with 17% discount and 3 years interest free instalment. I guess the statement need to correct as others developer will follow soon.
*
Discount is from latest price which is higher than launch price so $$$ profit is still possible.

is not about absolute price or profit. is about easy ownership without downpayment...all the rage with the run of the mill investors and yuppies.

If buyer can't afford down payment, vendor can jacked up selling price and get buyer to pay for incremental rpgt.

The deplux is the best I seen so far. Full height of 10.5' for lower and upper floor. Upper bedroom enough space and opening view is great for those ampang lake view.
Already other tenants from nearby asking and phase 2 by 3Q.

Yes they are in and taking the corner and few lots besides. All retails lots sold.
*
Full height 10.5' is nice for viewing but not when time for cleaning and buying window curtain.

Any idea how to make the curtain as the window panel is so high? 1 whole piece with railing from top to bottom or top half fixed and only bottom half with railing?
*
If install two half height piece curtain, what is the point of having double height window? If to install full height curtain, motorized/powered/electric curtain is a practical solution. Where LAD payment comes handy.

The fun with double height curtain is laundry time. Only industrial size washing machine could take such size curtain, one needs scissor lift to install and remove curtain safely and every year there will be a number of people fall from changing double height curtain without proper equipment. Expect many to leave these curtain unwashed for many years.

jolokia your expert advice on curtain is needed.

Double height window is excellent for viewing but few realized double height ceiling mean double volume need to cool down. Double height window mean more greenhouse effect I.e more heat is trapped.

Those facing afternoon sun will get hefty electricity bill for the use of AC.

Sis

NNE-SSW orientation not so bad. Facing the Lagoon-Plaza Ampang City will have a little bit of morning sun and facing the Lake-Jalan Ampang will have the slight sunset (from KLCC direction, you get the angled view of twin towers as offset).

I was there at 4 p.m. and I am very particular about the orientation. That is why I pay a lot of attention when there, not at all noticeable heat even nearing the equinox. Aircond 2hp + 2.5hp well distributed airflow helps. Trust me, go for the double volume curtain, u can wash it once a year but the ambiance is completely different feel.
*
Occupiers could expect to pay over rm300 electricity per month.

Getting the right Down light might be a challenge? anybody know whats the height for simplex unit?

From this height, 40w cfl will provide sufficient brightness.

M city resident could always engage Spiderman to change ceiling lightbulb.

With generous LAD paid by TMS, owners have free capital to hold the unit for next one year or to renovate it for renting it out.
*
If the developer didn't pay lad, some flippers may not able to sustain and could have negative impact on developer's unsold units. With flippers taken care of, developer could sell their left over units without much disturbance for the next one year.
