to be honest, this whole development is eyesore in ampang. imagine a gigantic black tower of blocks suddenly appearing in the middle of the t-junction. really spoil the overall landscape of ampang

block 1 - not fully VP yet. some duplex / corner unit havent got approval even if its low floor. not sure whats wrong.

Anyone collected their keys for block B and did you receive your LD?

Hiya, I have collected keys for my block A unit and also collected the LAD payments. I am pleased that once you paid all outstanding payments, they will mention the LAD payments (without me asking!)....so very impressed with their attitude.

Also I have done my inspection, and the quality of the work is very good indeed...some minor defects but generally impressed again...now waiting for the supermarket to open and for tenants to start moving in..smile.gif

What is the outstanding payment they ask for?
Roughly how much?
And LAD is over the outstanding payment figure?

It should be the balancing amount from your bank, plus about $2k for management fees and deposit for utility bills etc.

LAD is for the penalty that Mahsing will pay you due to the delay in completing the condo unit. This depends on when you buy your unit and when is the latest date they stated they will hand over the unit to you. Better check your S&P to confirm this. Everyone will be different. I suspect for those who purchase block A, there will be LAD payments but not for later blocks. Not sure so please check your S&P.

May I ask how many months of LD was paid to you?

Based on my SPA they are late by about 9 months for Block 2. At 10%pa for unit and 10% of 20% for facilities, it over RM 50k already.

Also, how was it paid to you, direct deposit to account? I read one of the post that the buyer got paid 3 days after key collection. That would be impressive.

My balance payment for block B:
1. Around RM 1k for 4 months of maintenance fee and sinking fun. Its for period of May 2017 to Aug 2017
2. Around 800+ for TNB meter deposit, insurance, assessment fee and quit rent

Now just have to push bank to release payment and can collect keys. Cant wait.

confused...obviously some people got their keys and all but some say yet to vp? allowed to vp half a block?

That is really a lot!
If you wish to buy for invest, the LAD can be your best investment return.. Those outstanding payment really like nothing.

It will a cheque payable to the owners name.

Mine is about a week later. Not bad!! smile.gif

I think it looks great...like a formidable black fortress! The brave and bold solid black made it an iconic building in Ampang...

Yup. Kinda trend lately with this dark/dark grey color...

MCT does it a lot with their project

Probably the color easy to maintain and can last longer than those typical livht/white paint that last max 5 years
