I think this is due to supply and demand. My personal view is that if you can be patient, you can sell at >rm1000, but if you are desperate and fearful, or you may be easily pushed by the agents to sell <rm1000. Hence the variation in the actual transacted price.

Just passed by M city earlier today. I cannot imagine it can complete block 1 by january 2016. I think at least after CNY...perhaps April or may will be more realistic.

Has anyone got official notice to collect keys from Mah Sing yet? I have not heard anything yet.

As a buyer for Block 1, I read the SPA this morning and there is a separate section for LAD on common facilities. So my understanding is that there will be 2 separate completions, one for your condo unit and one for common facilities. Hence there is separate LADs for these 2 completions. Make sure you claim for both LADs!!

How did Mahsing inform you? Have they paid you the LAD as well? I still have not heard anything for mine.

Hiya, I have collected keys for my block A unit and also collected the LAD payments. I am pleased that once you paid all outstanding payments, they will mention the LAD payments (without me asking!)....so very impressed with their attitude.

Also I have done my inspection, and the quality of the work is very good indeed...some minor defects but generally impressed again...now waiting for the supermarket to open and for tenants to start moving in..smile.gif

It should be the balancing amount from your bank, plus about $2k for management fees and deposit for utility bills etc.

LAD is for the penalty that Mahsing will pay you due to the delay in completing the condo unit. This depends on when you buy your unit and when is the latest date they stated they will hand over the unit to you. Better check your S&P to confirm this. Everyone will be different. I suspect for those who purchase block A, there will be LAD payments but not for later blocks. Not sure so please check your S&P.

That is correct. You have to check yout SPA. Everyone will be different. Another way is to check with mahsing.

That would be my guess but i think someone who bought block 2 actually have a few months of LAD as well. So which block did you buy and is it recently?

From memory, in the S&P, the date on the front cover is the S&P date, then in one of the section, it will state the number of months that it needs to complete it by. So you then add the number of months to the S&P date to work out when your unit needs to be delivered by. The LAD payment is worked out based on the period it is late from that date.

Given that contruction still going on in block 2 & 3 and that no shops are open yet. It may be morr difficult to convince tenants to move. Have to be patient. I think once the supermarket is open, things should improve.

Agreed, 4 months is relatively short time. If more than one year, then maybe considered stuck. For this project, i think you need to hold at least a year or so given that supermarket and other blocks not ready. A lot of buyers still risk adverse . Once they see the opening of supermarket, then i am sure they will feel more relaxed to buy. Just my opinion. With LAD, i am sure you can repay bank loan for about a year no problem. Dont rush it!

I think it is around 2300 to 2500 per month for partial furnish based on what the agent told me recently.

I think it is important to distinguish having speedrent which provide certain protection against rent void and not having no deposit at all with no protection. I think some tenants are trying to take advantage and argue that there are owners not requiring deposit (eg speedrent) but you need to know it is NOT like with like comparison. So back to the guy who is looking for 3years tenancy without deposit, I think you are trying to take advantage of owners and the market. I think some owners may fall into this trap as they do not understand the difference!!
