The overall concept is pretty nice and unique to the ampang area.

However the price is really high for the area. There is not even 1 (aside from Elements) residential property that crosses 500psf. For that kind of money, M-City is asking, you can even try Embassyview that is REALLY on the embassy row and it's like 1k+psf.

Went to the launch today and ended up with a 1 room unit for 600k+. Was attracted by the 30k only deposit and pay nothing till 2015 when it's ready. Hopefully by then all storms will be over!

Hmmm quite slow, the sale.

When I was there, they even have many floor reserved and not for sales yet. Now i am thinking if it was the right choice buying this.

The attraction of M-City is the package of DIBS and longer SPA (42 mths). So I am hoping that all will be fine in 3.5 years time. Also, along Jalan Ampang there are very few lifestyle living places like this that has combination of "space", retail and maybe a little less crowded. So rental of RM 3k+ is possible.

Just back from MS sales office. Total about 30% sold, as can be seen. Sales are concurrently being done in other countries, so according to sales staff about 50% sold.

Had a chat with the sale guy, apparently the project price is because of the POSSIBLE MRT station in Ampang Point. Thats only proposed but they have probably factored it into the price. I really hope it happens.

Most of the 1 -2 room units sold. Attached Image

Just got finalised offer from Affin. Don't like it as they are insisting on MRTA.

Yup buddy. I have signed with HLB. Suprisingly with 10 years difference in loan tenure, the monthly installment is only less than RM 500 more with HLB.

Got 90% loan and since its on DIBS, there is no reason to take less than that.

The construction is up to 4-5th floor, just above the flyover level.

There was an article in The Edge last week talking about the new MRT line. Hopefully that come true to justify the price for M-City

May I ask how many months of LD was paid to you?

Based on my SPA they are late by about 9 months for Block 2. At 10%pa for unit and 10% of 20% for facilities, it over RM 50k already.

Also, how was it paid to you, direct deposit to account? I read one of the post that the buyer got paid 3 days after key collection. That would be impressive.

My balance payment for block B:
1. Around RM 1k for 4 months of maintenance fee and sinking fun. Its for period of May 2017 to Aug 2017
2. Around 800+ for TNB meter deposit, insurance, assessment fee and quit rent

Now just have to push bank to release payment and can collect keys. Cant wait.
