I have got no idea whether there was roof on balcony in the showunit, but let me ask you if you have balcony with no roof and you have people who stay above your floor and if they throw something out of their window and it drop on your balcony is that really okay to you? And you would have no clue who did that as you have 15 floors above you balcony. Or are you going put up a big signboard saying dont throw rubbish on my balcony. Not just that it can even when contractors do work above your balcony and they could drop things accidentally it will on your balcony or if it is an unlucky day it might even fall on your head.
Infact on the day I collect my key, I was doing my defect checking and I went out for lunch and came back, I spotted there was a metal piece on my balcony as you can see on the attachment.

And on balcony the wall made concrete or cement and suppose if I were sat down on chair I will just looking at the wall. It should have made by class panel so that I could enjoy some view on the other site.

I do not understand how these brilliant architects doing this kind of design. I doubt Mah Sing have any good building architect. I guess they just give it to Bangladeshi to do all the design work.

I am glad that atleast you have spotted it and I surprise others don't find anything wrong with the pictures. Not sure if they zoom the pictures.

If you look at the second picture you would amazed with amount of ants at the aircond door frame. The ants are everywhere in the unit. And you cannot even enter into pantry as there were so many mosquitoes.

Most of the defects are at balcony.

I do not know how they could VP with this kind of condition.

Either he's 1st time own a condo or 1st time property buyer or too used to live in landed property.... all the mentioned issue is kici meow compare to session buyer's headache.....

But I do concern on the outdoor floortrap as shown in one of the photo. There's sand around it, worried it may clogged by it... very trouble some if heavy rains.... try fill few bucket of water to gauge how well it discharge...

Anyway good luck on his next purchase...

I have to agree with you that the state it is in is not acceptable for VP..

A good developer will ensure that the place is cleaned up properly and everything works (more or less) before handing it over..i have seen
a few developers that do that but actually the bigger the project the more sloppy is the handover..

The more defects the unit has, the longer it will stay vacant ..buta buta bayar maintenance, bank loan and not to mention the time and effort
spent to get it rectified properly..

With an open balcony you will continuously find garbage on it.. .that is a sure thing.

maybe it is just me.
but i prefer to not have balcony at all and have bigger internal space.
in my current place i have a balcony but hardly use it except when having guest over -- smoking section.
else i keep the doors close to reduce dust coming in and also pest coming in.
it is usually breeding ground for lizards.

well if this is stupid design...u can say mayland also sucks....desa park also sucks...UOA also sucks....all developer with garden unit also sucks. garden unit is for u to enjoy sunshine la. common sense. do u mean all other developer's architect also from bangla?

Yes i agree absolutely. .. did you not know your unit with yard will face such issue?
Thats why despite the premium for such units (due to the additional yard space) many seasoned investors will shy away from such units due to the high possibility of it becoming a dump for unscrupulous tenants upstairs ... bangwall.gif

Also the wall of the balcony, does it deviate from the original model rendering or does the SPA mention anything about it ?

Did anyone here know the Mah Sing GM email? My units defect Isn't start the rectification work. I cannot accept my units with the window crack. When VP first shot saw is window crack. Feel disappointed with it. Today is going to 19 days we waited. They Just respond in rectifying.

Do anyone know how to do with the window crack when VP. Suppose VP they make sure the units is in good condition before handling..
That day when open the door firstly saw the window crack, we feel shock that the vendor got do any inspection? Why got window crack.like that and want us to collect key? If this situation happen to u what u will do? We waiting and waiting for them changes the window but answer is in progress or in rectifying..
Who can stand for this..
