Buying for subsales and new unit with rebate and discount is a different thing. Subsales required 10% downpayment, lawyer fees, S&P fees, Stamp duty fees, and of course for majority 90% loan.

But new project you only need booking fees. Others are free.

I dont think phase 3 buyer will get LAD because the date is always follow when you sign the agreement and running for 4 years.

Anyway thanks and we should keep each other contact ( I saw another owner ace77 who posted the pic as well) for future in case setting up of JMB and etc.

With generous LAD paid by TMS, owners have free capital to hold the unit for next one year or to renovate it for renting it out.

I beg to differ. Auction usually cannot get the lowest because if price is low enough, there will usually be a bidding war which will push it back close to market level due to impulsive buying. And cannot view the unit, maybe all the fittings / appliances gone by then.

For subsale, I already aiming 2 units willing to let go below 900/sqf but not low enough for me. I may be taking more cash upfront but better than more expensive.

I have a gameplan which I can use the unit sooner with subsale, and rent out the unit to start generating income before the rest come into the market. Like I said, I am targeting 1R duplex, and not the bigger 2R duplex. This 1R duplex product dont have anymore in tower 3. I came, I saw, and I like what Ive seen although I am a late comer. I share what I see and hope it will turn out good.

Others not Free. It is factored into the price. I think I know how to calculate, even with all freebies added back into my subsale target, I believe I can still save close to 80K at least.

If the developer didn't pay lad, some flippers may not able to sustain and could have negative impact on developer's unsold units. With flippers taken care of, developer could sell their left over units without much disturbance for the next one year.

the fast LAD payment is a very good move. can pay bank for a couple of years preventing emergency firesales.

I think for grill installation there is a standard to follow and upon key collection, MS will give you a contractor information. Not sure how much they charged as I have yet to call.
