Sharing some edited pictures.

Specs is quite decent, from selection of wall tiles, to flooring, laminates, switches, centralized and ducted air-conds (2.0 + 2,5 hp), sanitary wares, ceiling height, balustrades, shoe-cabinet in store-room Etc. No need to extend / cover the void area, very nice as it is. Facilities very broad, 4 levels of sky-club with mini-cinema.

This is after 48 months, no RPGT is to flip now? And yes, the owner collected 48K into her account on the 3rd day after the VP. rclxms.gif Very decent for own-use as a work and play place. Doubt now is whether can deliver the 4 acres of hanging garden. Those facing behind may be a bit disappointed with the oasis at the moment. I did not post the pics here but the Plaza Ampang City is an eyesore.

This is definitely good news for the buyers.....at least it starts with a good beginning...I believe everything will just turn out well for M City!

Passby recently...I just love the look of the frontage of the 3-storey boutique shops, which I was told already sold out with Village Grocer as the anchor retailer. I think with a good mix of retail tenants and F & B outlets....this place is going to draw the crowds.

There are people who just do not like to hear good things about M City. Let the sour grapes remain sour. As an early buyer of M City, I am happy with my unit and the treatment from Mah Sing. Whether I can rent it out or sell with a profit is a different story. It may end up to be a not so good investment in bad times like now but Facts remain facts that the quality of M City is generally good and Mah Sing is being responsible, at least from my own experience.

There wasn't any suggestion that it is investable project. Coz overall market is tough. But it does suggest those critics that they may not have the right info and most of the time, they always say heard someone say.

That really is the key point. Those keep bashing MS in fact are not MS buyers. I wonder how can they so convince their info is correct.

I had purchased so far, 3 properties from MS and I do get a satisfied end products and it wasn't what earlier those say MS will deliver unfurnished products, half complete hall way, lift not functioning.

Now the truth appear, they go hiding. U may surprise to see they also got many stars too. But then it does not make them any better.

Agreed. My husband's few colleagues have only good things to say after seeing the unit and facilities. It will be perfect if the retail side can bring in good tenant mix. Maybe a bit slow initially as phase 2 and 3 and some other facilities like hanging garden and lagoon have not completed yet. Once all done, I think can be quite happening. Any idea how to make the curtain as the window panel is so high? 1 whole piece with railing from top to bottom or top half fixed and only bottom half with railing? confused.gif confused.gif confused.gif

Hi

Mind to share the tenant-mix. No need to reveal the names if not convenient, just the type of tenant-miz. Like grocer, hardware, F&B, pubs Etc. 10x

I took the time to went there to have a look myself, I like their detailing. The bath even has the towel-hanger, the undermount of the kitchen basin (considered wet area) is stainless-steel/aluminium-wrapped, the height of the vanity mirror in both the baths, the fittings inside the shelf.

At the gym, they have the common and ladies gym separated. The kick-boxing gym has a couple of standing punching bags. The setback is, residents may have to pay to use some of these facilities like the mini-theater and the board room, I was told. Guess it is up to JMB to decide.

If install two half height piece curtain, what is the point of having double height window? If to install full height curtain, motorized/powered/electric curtain is a practical solution. Where LAD payment comes handy.

The fun with double height curtain is laundry time. Only industrial size washing machine could take such size curtain, one needs scissor lift to install and remove curtain safely and every year there will be a number of people fall from changing double height curtain without proper equipment. Expect many to leave these curtain unwashed for many years.

jolokia your expert advice on curtain is needed.

Double height window is excellent for viewing but few realized double height ceiling mean double volume need to cool down. Double height window mean more greenhouse effect I.e more heat is trapped.

Those facing afternoon sun will get hefty electricity bill for the use of AC.

Thanks for the advice. I guess we must pay a price for all good things. As you rightly said, paying is one thing but subsequently maintenance (taking down for washing and fixing back) is another big practical problem. hope to hear suggestions from others who hv experience in dealing with such situation.

NNE-SSW orientation not so bad. Facing the Lagoon-Plaza Ampang City will have a little bit of morning sun and facing the Lake-Jalan Ampang will have the slight sunset (from KLCC direction, you get the angled view of twin towers as offset).

I was there at 4 p.m. and I am very particular about the orientation. That is why I pay a lot of attention when there, not at all noticeable heat even nearing the equinox. Aircond 2hp + 2.5hp well distributed airflow helps. Trust me, go for the double volume curtain, u can wash it once a year but the ambiance is completely different feel.

window kici ok. but with ini manyak besar tingkap. if direct face west u will kisiao.
tehler canggih tinted tambah blind also doesn't help much. only can aircon kaw kaw.

For those worried abt the heat, only the lake-Jalan Ampang facing will be affected a little bit. And out of those in this facing, the ones with the entrance on the right (kitchen on the left) will be shielded by the aircond compressor column, and for the other half, it is just an offset of a very angled sunlight whereby u get a glimpse of KLCC Twin Towers as compensation.

May be wise to check the specs of the existing window glass with Mah Sing, maybe already sufficient UV protection and heat resistance since it looks like all dark-black with reflector from outside. That is maybe 1 of the reasons why I don't feel as much the heat even during the 4 p.m. sun. Curtains always gives the soft touch to the ambiance that tint can't offer.

Consider curtains, as it will also lower the effect of echo in a double volume space. Tint and curtains also not cheap nowadays. But with 48K LAD and only loose furnishing, not so much burden.
