Who do you blame if you paid the down-payment and signed the Sales & Purchase Agreement without doing enough background check on what you are buying into?

Who do you blame if you never check the reputation of the developer or the persons behind the developer company?

Who do you blame if you are seduced by beautiful brochures?

Who do you blame if you never check the end products (example Phases 1 – 4) before buying?

Who do you blame if you never check out the location (which is former mining land and near pylons)?

Who do you blame if you are inexperience but never (or too proud to) consult others before buying?

Who do you blame if you leap before you look?

Who do you blame if you just complain in this forum instead of going to the authorities?

Who do you blame if, after graduating, you still expect others to spoon feed you with information (just like when you were still in the varsity)?

Who do you blame if you are slow in exercising (or never exercise) your rights as a buyer/consumer?

Who do you blame if you ignore the mantra for buying property, i.e. Location, Location, & Location?

Who do you blame if you just sit there looking pretty and expect others to do the homework for you?

Who do you blame if you ignore the century old advice in Latin “Caveat Emptor” (Let the Buyer Beware)?

Answer:
ONLY YOU YOURSELF TO BLAME!!

Hi Crystal,

Yes, most of us are first time home buyer and try to find a good house.

But does it mean they can cheat us like that?

I hope we are here to provide a healthy communication, help people to understand and also give them a good information so we know what is the next step to do when facing a problem from buying Tmn Putra Impiana house.

biggrin.gif biggrin.gif cheers

Phase 1-2 should be good because no one willing to sell when I try to search for sub sales house before I decided to buy phase 5.

That time Phase 3A just left corner house.

You must be one of the Acmar Staff. Yes we bought the house. But we do not know that we'll be cheated. So now we all are trying to find a way to get back the value of what we'd paid that's all. I believe, like your self also if you buy a flight ticket through an agency and paid thousands over ringgit for that flight ticket, at last they gave you a bus ticket. So how would you feel? Worst come to worst you still want to travel by the flight ticket that you had bought, if they said you cannot travel by flight fine ...return the balance of the amount that you had paid. As simple as that.

We are not finding fights here, we are trying to get back what we deserve. And the method hopefully will be discussed here. You may say those words up there, most probably you did not buy any of the houses there. That is my guess, or if you did you would not have sounded like the above.

Spending 500 over thousand ringgit is not a small amount of money unless you are very2 rich. Now we are spending 500 over thousand and we want 500 thousand quality houses. Simple, if the developer does not deliver up to that that quality they have to give the necessary refund, simple right?

In case you didn’t realise that I have answered, please read my earlier post #459. Whatever crap I wrote in post #460 I am glad I got your attention and hopefully the attention of all future buyers as well. Before you can solve a problem you must first acknowledge that there is a problem and that you are also contributory to the problem. The truth always hurts, especially so when you can’t blame anyone else for your (in a way, self inflicted wounds &) problems.

I will not stop commenting in this forum as long as I know there will be more gullible buyers (for phase 6) being enticed by their websites and beautiful brochures.

That is one good solution (i.e., initiating a Class Action or Representative Action), but it is tough and expensive. If you want faster resolution you should lodge your individual complaint directly to the Tribunal /Pemudah if your claim does not exceed RM50,000.

QUOTE(snake4168 @ Jan 12 2013, 10:49 PM)

Of course not. The developer must not try to short-change the buyers and neither should the buyers allow them to get away without paying for their folly. Frankly I think the Group has been getting away with lots of unfulfilled promises – see also their D’Rapport, BBK Business Park, Port Tech City projects. That is why I said earlier that you should consider yourself lucky if they finally deliver your house.

Sorry to disappoint you - I am not one of Acmar Staff. If I were, I must be mad to crack my own rice-bowl.

I am just an investor and have been following this Group's development projects after I nearly bought one of their projects launched sometime in 2007/08 and till to date they have re-launched 2-3 times but still nothing comes up above ground level, except for the showroom and foundation pile-caps.

Yes, you are right that I didn't buy any in Taman Putra Impiana. I did go to the showhouse for Phase 3A or 5 (can't really remember which phase but it was in April 2010) and was very impressed by its built-up quality and design but luckily I was told by my friend that it is the same Acmar Group and then I remembered their other stalled projects in Klang and Kuala Lumpur.

I fully agreed with you that the developer has to deliver to the quality standards promised / shown in their show-house and failing which they have to reimburse the buyers if they can't or won't make good their promise.

This is a free country and I have as much right as you have to participate in this forum.

You would serve your community better if you could channel your anger and fiery energy to tackle the developer.

Don’t bark at the wrong tree and don’t let your anger blind you that you can’t strategise further to solving your problem. Throwing tantrums in this forum will not solve your problems. With more bad publicity their Phase 6 and subsequent phases will not sell and that may force the developer to improve and also keep their promises to the older phases. Ability to plan and strategise in this situation will ‘separate the men from the boys’.

For a start if it is not already done, why don’t you set up a Residents Association to pull all your Phase 1-5 buyers together?

I believe the committee already been setup but they don't communicate in here. I think whoever already stay in the Taman, please help us to talk the RA how we can communicate more efficiently.

I prefer they use forum like this or setup Facebook group for residence discussion.

I believe the committee is for new phase which is phase 5.

I heard phase 5 will get their house keys by end of January 2013. Do anyone have any confirmation on this? Hopefully the guard house are built properly and well guarded as there are too many Indonesian around building phase 6. Too risky.

i was not calm when seeing the house start to be built on gray bricks instead of red.

I remember last time one housing under sunway near the sunway TOL the price was close to 500K per house. They built the house using red bricks. We can see from far the quality of the house being invested by the Developer.

House buyers should band together in order to have more clout when dealing with developers and agencies.

Read this article by National House Buyers Association:
http://www.hba.org.my/articles/buyer_watch...uyers_unite.htm

How to form a legal Residents Association
(Information sourced from the Registrar of Societies website)

1) The founding meeting should be attended by at least seven members and their names have to be included in the meeting minutes.

2) The members have to:-

– agree on the formation of the association;

– agree on the name of association;

– decide on the association’s registered address;

– elect the sponsoring committee members to handle the registration for the association;

– approve the constitution and regulations of the association; and

– jot down the minutes of the meeting, including the motions above.

Societies Act 1966:

Sample Constitution of the Residents Association:
http://www.ros.gov.my/editor/files/File/Un...h%20Version.pdf

For more information on how to get a pro tem committee registered, call 03-8886 3295/ 603-8886 3296, visit www.ros.gov.my, or email jppm@ros.gov.my.
