Yeah, more sort of things like neighbourhood community. Not many ppl will invest on Leasehold property right?

I personally survey both site also but I love Putra Impiana because built design & of course I only can afford that price.

I didn't saw any others advantage of putra prima. Only because freehold have to fork out another RM100k!


Added on November 8, 2010, 6:13 pmBoth project also has complain & compliments from exisiting tenants. If the project is failure, should have a lot of people sell it!

Now I could not find any owner want to sell in Putra Impiana Phase 1 & 2. Which is good right?

Any owner want to comment? Could you update us any improvement or bad thing?

2108 sqft including car porch area. I don't have PT number issue. But the salesman won't tell you some secret!

When I visit the show house which is Phase 4, Tony Soo(Salesman) told me it will be exactly the same as Phase 5.

But I found out the Phase 4 land area is 20x75! Phase 5 is 20x70!

Yup agree.

The Developer not a big boy like Sime Darby or Plenitude Bhd.

But heard from some agent, they got some issue on their Bandar Baru Klang project last time.

Prepare for some delay as it happen to starting from Phase 1. Don't trust Tony much. he told me it should only be ready around mid 2012 for key collection.

for the workmanship, only 2-3 house from phase 1&2 complaint but better than Mahajaya project Damai Utama, Kinrara 5 (Almost all houses got roof leaking problem).

Anyway, even IOI project also got problem la.

Not goin to happen because this project already half done. Also i had a friend from RHB bank.
He said, to get a panel from RHB Bank is more harder. The developer must have certain deposit guarantee to obtain it.

There are half way done this project. Hopefully they won't do that. Must check their site as frequent as can.

How come REJECT PROJECT? I got loan from a same PXXXX Bank as well!!

I even signed S&P already! I didn't hear anything from banker wor?!

As I know their sales from Phase 5 is good.

They have no intention to promote it because they want to settle Phase 3 & 4 first.

So they sell it by walk in customers and mouth to mouth news only!

So No CF still can stay in? bad... How come nobody want to sell if it is so bad?

If their project is failure sure got a lot of people to sell!?? izzit?

Before i book for Phase 5, I want buy Phase 1 or 2. Couldn't find one there.

Keep chasing answer from developer! ask bank to type the letter and ask developer why is REJECT project.

Acmar office quite slow & dumb. Keep bugging them, especially the salesman. They should do their job!

Beacuse of their lawyer & dumbness of Acmar office lady!

Glad that you have first hand information from the Bank. At least we know the project is not abandoned.

If not, we will stuck here for a very long ong time!

Heard from Tony, they already have ground breaking ceremony & estimated completion will be Sept 2012.

Well yes, they cannot be trust one.

It is compulsory in every S&P that every developer will have to pay for late delivery.

Normally is 10% of selling price per year divided by 12 months and times with how many months late.

Am I correct?

I didn't how much they pay for Phase 1 & 2 but no one in internet mention about it.

Maybe their case still pending in tribunal.

I believe no Developer in Malaysia will pay you full amount.

As I encounter with my house, the developer will keep refer this case to the court and keep dragging the case until you frustrated and agree with the amount that they give you.

They should pay me RM9000+ but only settle with RM3800.

I also read in newspaper, others case settled on RM10k where the developer should pay RM40k.

That is their tactic.

Well the tribunal already instructed them to pay the full but they can apply a delay in higher court. Then their lawyers will always forgot to submit this documents, that documents so the case keep on postpone.

Then your lawyers will ask you for higher fees. At the end, house buyers will be the loser.

Maybe they try to protect themselves to avoid LAD claim. We should NOT sign 2nd S&P if already have stamp duty. It's legal and they must finish their job within period of time stated inside. Signing 2nd S&P will give them extra time to finish it. They should only photostat the original one instead signing the new one.
