Went to take keys of my Villa last Sat morning. The developer personnel were nice and helpful. The workmanship however wasnt up to the mark. the first impression was bad, the lift cant used.. no water to the unit though can see the temporary pipe is connected...asked and was told that Syabas will come install meter in a week or two...Walked to my unit... the finishing work to staircase area is terrible...Inside unit..The painting work is poor in overall, like doing rush work , paint stain can be seen at door/window frame etc. Floor tile stain..quite a number of defects. In general all joints work are poorly finished. Floor/skirting/wall , wall/door frame/window frame...
Went there again Sun afternoon around 3, the lift still down..really disappointed...Saw many people in the pool, but the changing room has no water.. and worst people shit inside toilet without flushing, how to flush without water..for swimmer how to take shower before/after swimming.. i wonder...I wonder wheaher VP is considered proper with this condition of state...or developer is desperate to handover to avoid Late penalty as in most cases November 2013 will be the 3 years handover date. On external of course the low security fencing wall and without perimeter CCTV will be a concern...but frankly i cant really remember what had been promised by SA during launching time..
It is hoped that developer take notes of our points and do a good rectification work...

yes agree the water issue is a snag. unit defects always be there. Our unit happened to be quite good not many defects. However I think we should reserve judgment until developer has chance to deal with the list. I heard even ytl projects had lots of defects so no difference.

What I do appreciate is the architecture n the landscaping n the garden. Lots of effort there n two thumbs up. Lots of frens who drop by were equally impressed when compare sanderson to other projects. The fencing is actually a latest design. allows u to view the plants n outside. I don't think its any safer if u hv a brick wall n is less aesthetic.

i guess u buy for own stay then you should fire the mgmt kaw kaw. It is a turn off reading your comment. may be you over expect from the price u paid is what u get normally. i rather think positive of ROI and whether it is worth the hassle to complain or not bcos normally we will renovate our home. You be alright, normally bolehland developer are like that. But seriously, no CCTV on perimeter is a big no no.

Actually the fuss about CCTV is quite silly. Perimeter CCTV normally don't do much because if its dark out, you need a very high end model that has night vision and even then, the angle of perimeter CCTV cant view a person face if they look down. A CCTV is only as good as the person viewing it. If the security guard is not monitoring it every minute or second then its useless, it is just an expensive recording device.

You can bring up to mgmt if you are not happy. For me I rather get the guards to keep rottweilers and german sheperds (High end communities have these). It is way more effective than CCTV, they can sense, see and smell suspicious character before they even approach nearby.

Viewed my villa unit - Rather happy with it, mostly just minor workmanship issues which I'll get the developer to sort out.

Very, very spacious living room. Will be a joy to interior design. laugh.gif

This proj is maybe a low medium cost and i suppose maintenance fee is cheap so no such 3rd tier security (2 tier only). Got cctv at perimeter is good than dont have, survaillance does promote peace in mind while walking in compound like parking and pool side. It plays an important role during investigations, without it, sort like not updated condo of this era.

hi guys i have some questions. Is Sanderson still with master title now ? usually how long only can get the strata title ?

Also, I only paid the quit rent and assessment for this year upon VP, do we also need to pay for the past years when it's still under construction ?

Agree that the fence is main concern for all owners and buyers. Is not even made of bricks even though the security guard seem strict but can't be on all corners of the fence. Is a nice place and lots of agents around there.

Just choose your agents wisely.
