When it touch RM400+psft, KM1 might touch RM550+psft liao... at that time Z still perceive as cheaper lo.... laugh.gif

Price is determine by developer, we hav no voice to speak out... If the responce is good, why developer should launch at lower price?

It is us the public that makes such a big hoo haa and hype about this project, generating the BBB mode ... The "pre-launch registration" and all the previews are the ones that gauge what is the selling price to be... If more than thousands who registered for the launching, it just make developer has more justifiable reason to launch at higher price...

I still remember when SW launched at 320psft in 2008, everyone was bashing about the launching price.. Everyone felt that SP Setia is gonna pay for it.... but did SP Setia lower down the price? No.. what happen later? - all sold out... this was also driven by DIBS and 5-95 scheme...

If TG do the samething (DIBS, free legal fee, and generous discount), they might even launch the price higher to recover the cost...

dont u think 400 psf way too high..?
with no standout concept and banking on future access road that not so sure going to materialize..

Anything above RM350 considered as quite expensive for this property. According to latest study as well as housing agent and even owner, most of them advise that the sale of the landed property has been very much slower compared to last year. A corner lot at Kota Kemuning which used to be quick grab now is still available for sale after 6 months of putting up for sale no thanks largely due to hike up price by the current "hot" sentiment. As you can see the huge take up on most of condos launching, most of them consist of sub-sale investors hoping to make quick bucks out of it. As i mentioned before, imagine the surrounding upcoming huge projects which will going to compete with Z Residence in 3-4 years time when the properly is fully completed, the over-supply situations will gonna hit the price of the house you purchase, not to be forgotten we also need to competing with 4 blocks of ZR buyers to let go their units.

Parklane that situated along jalan Puchong which ic quite close to Old Klang Rd.

OKR was the only road to klang from kl. thats y it is called oKr despite it is veryveryvery far away from klang...

Dun think so. Jalan Ipoh is not in Ipoh. Same to Jalan Melaka, Jalan Pahang, Jalan Kuching.....bla bla bla.
