The longer the launch the higher it goes. I say lets give Z-res a miss if they gets greedy rclxms.gif

320psf prob it will touch 340/350psf when you hv selected your fav unit in ur fav floor w/o bumi discount.

Haha i wont even touch eventough 300psf because these market are youngsters market 10ppl, 9 are buying for investment. Youngsters this group of new investors are the most vulnerable. 1auction is enough to kill the project

1000+ units projects, with 7000+ upcoming units, neighbour with bukit oug condo some more with only 1 main attraction point - 'future' but tak tentu lrt... is it worth tat much?

If anything above Rm300 need serious consideration. Remember it's just an empty unit without any freebies. Location is not at prime area. Imagine you need to compete with 3 blocks of Z Resident buyers to sell your unit and not forgetting the upcoming projects surrounding it.

This is based on what the sales people told me during mapex. They could give you freebies but charge you higher than 300/sqft..so back to square at the end.

to be fair i think 1100 units in todays market is not that high dense. But looking at the nearby 5km radius development is SCARY! with the current road infront of Bkt OUG condo only single lane after car parked. Can you imagine?

As one of the forumers said after competing with 4blocks Z-residence. You've other few projects waiting. whistling.gif

actually, the only thing that makes me hesitate about the z residence is my analysis as follows...

1. zr size about the same as vista komanwel size
2. zr price about the same as vista komanwel price
3. zr has > 1000 units and vista komanwel also > 1000 units

1. zr pro is near new lrt... but vk is near an EXISTING lrt station
2. zr pro is good and reputable developer... but vk is already EXISTING
3. zr pro is the new link road to jalan 1/155b is most probably going to happen... but vk location is ALREADY GOOD
4. zr may not be able to be rented out... but vk is currently very lettable

1. zr is new but vk is older
2. zr facade nicer... vk facade is old-fashioned


so logically, why shouldn't people buy vk instead?

cause VK is 10+ years old and maintained very badly. on the outlook, because of the recent repaint, it looks good but take a look of the conditions of units in there and you'll notice a heck lot of them are in bad shape with water damage and some structure damage (quick development to meet deadline). also, some amount of races there that makes it fearful for other races to rent/stay in. you'll also notice that the type of renters there don't really care for your units so every new cycle of tenant means some repair and maintenance spending need to be done first.

Bad management? Not family oriented living? outdated facade? infamous water leakage problem?

why dont you imagine which one is more desirable for own living

btw .. vista oso not cheap now man .. after the recent repainting job .. the price went up up and away

Yeap. Sri Petaling & bukit jalilites will hear much bout this. When the price is <200k still can consider for investment. Not now ...

i am currently renting in Vista and i can vouch for that statement. my unit's parquet floor is cracking, water leakage from ceiling etc. and worst is the owner refuses to repair! sad.gif

all true... but is that enough to warrant getting a unit of zr after reviewing the other cons?

don't get me wrong... i'm really interested in zr and seriously considering getting one... especially if got early bird discount... hopefully i get to check out first coz i'm a zestian... biggrin.gif

i'm just throwing spanners for weighing pros and cons...
