Kinrara Residence is not selling expensive even at 1.8 mil if you really go around to survey. Standard market price for a leasehold 40 x 80 Semi-D is circa RM1.7 mil (bumi price) - without clubhouse facilities.

Cost of meterials & labor have really escalated. The challenge is income level has not increased. Nonetheless, property prices despite a correction in the next 12 months cannot come down much as costs have sifnificantly gone up.

Keep it for 2 years & you'll see a Semi-D reaching RM2.5 mil minimum. I mentioned 3 years ago that double-storey will reach RM800k, no one believe but today some pockets of Kinrara is alreday selling close to RM1 mil!!!

if price rm1.7mil with good finishing materials then it is understandable. kinrara price but giving low end material is not cheap. guard house design also out dated tongue.gif

I supported your opinion. Landed property will goes up and it shall not reduce especially if those prime and good location.

Good location but all criterials like security system, busy highway, building materials, maintance, traffic will also take into the consideration too..

i noticed that in damansara perdana, rafflesia guarded semi d selling from rm 1.7mil onwards on secondary market. location is much better. so in my opinion if mah sing can upgrade materials for buyer of palmiera it should be a fair request. all buyers would be happy and i am sure will refer more potential buyers. rclxms.gif

I was a dummy to material quality / grading. After seeing and hearing, I did some research online and shopping... I think Kinrara Residence price tag "unmatching" material used is somewhat under-cutting buyers sad.gif

Guys, don't putting too high expectations on MS project as they will never give good quality of materials or having outstanding design on their houses. Afterall this developer is started fm building factories and shoplots.

even lakeedge waterville semi d at secondary price with marble floor, timber floor, small pool, nice bathroom only selling rm 1.8mil. mah sing make most of the money.

at least they should upgrade proper timber floor!

I just checked some listing on iproperty: Waterville's real deal. I've been in the compound of Lake Edge, and the terrain and surrounding are very nice.
Besides giving good materials, Waterville even came with air-cond unit (not just piping). Comparing MS KR, similar open concept, modern facade, YTL Waterville are more generous (even to mention they are ready for move-in): YTL bigger land size (40 x 85), though MS bigger built-up by mere 1sqf (4118 vs 4117), YTL gives you a pool on top of better materials.

Both 3 storey Semi-D, even some argue KR location is preferred; but just can't deny... considering cost per sq ft weighting against finished product (concept - similar, layout - comparable, compound - yet to determine, materials - ohoh), reconsider KR? blush.gif

bear in mind rm 1.8mil is only asking price for waterville! there are so many vacant units so i am sure some desperate owners willing to sell with good discounts!

waterville rm 1.8mil now with discount and mah sing is selling 3ssd at rm1.89mil with lower spec materials. after completion investor of mah sing expect to sell their 3ssd at rm 2.2 mil? hmm.gif

looks like mah sing is making all the money!

Well, if you want to compare Lake Edge's clubhouse and KR clubhouse...KR lost big time.. Waterville layout is really beautiful and well worth the Rm1.8mil asking price... What about maintenance fees? LE vs KR? What was waterville launch price?

Cannot compare ytl and tms, diff league
Tms margin very high, actually can do some due d also
See who are the pple behind the subcon, whether related to directors

Some pple may have made alot from this, either tms or it's subcon
Definately not the purchaser, becos the material used really low standard
Easily need to upgrade alot of things

That is why, you cannot simply fry the property beyond a certain price. Lets say TMS or the purchaser wants to sell their semi-D at Rm1.8mil. The buyer holding that RM1.8mil will be balancing the benefits of buying KR (which is average house at premium price) or Lake Edge Waterville (premium house which requires min renovation at a great price).

One look at the clubhouse would be enough to show which property is more elite.

hmm...looks like motivation for me to cancel the purchase.

if they do not want to upgrade and still arrogant probably pulling out is better option. i am sure next year we will have more bargains as economy is slowing. even bandar kinrara by i&p give much better finishing.

Lake Edge and Kinrara Residence is in the same league, offering almost the similar products, fair to compare. Bandar Kinrara has it's clear advantage in terms of product quality, location and land tenure, quite hard to compare.
On paper, there is no way KR match Kinrara Qaseh superlink...
Qaseh - Freehold / Better Quality / Better Location / Better land size - 24'x80 / 26'x80 / 30'x80'
KR - Modern facade / Enhanced security / Club house facility

In recent years, due to changed in lifestyle, buyers' needs & buying behavior also change simultaneously, you may say all the qualities possessed by Qaseh is the best, but when you compare the sales figure and market response of both project, it tells everything, KR with negative feature of Leasehold, lousy quality, remote location, over pricing.... is the clear winner.
