Any more updates? What is Guoco gonna do with the ugly lime stone by teh side of the road leading to the show room ?

Added on January 13, 2012, 9:03 amthis blog has gone awfully quiet ... hopefully it's not the same for rawang prop mkt. But the road windening works is taking so long. And is PLUS gonna widen the toll as well? The toll is too small to cater for the developments/boom. Anyone heard anything? yawn.gif

This thread is not active all the time ... only when there is a new launch or new developments.

Yes, the road widening is taking very long ... but I guess that's to be expected since its being done by JKR and the fact they just started work in Jan 2011.

The main project now is focusing on widening the toll access & exit.
Road widening towards Anggun have not  started yet.

thanks. i think the emerald project cld do better due to its nearer distance to jusco and toll compared to MResidence. I can't believe that the superlinks will be priced ~700k, expensive. rclxub.gif BUt it will be built on the high ground above amberley. Can't wait for the launch , am thinking booking one but concerns are the road works and accessability.

thanks,
superlink not interested lar, built up big big, might need to walk staircase 3-4 floor, old already cannot jalan.
if superlink 700k a bit on the high side during this time, no?
*
but how much is the superlink in places like kemuning and sg buloh. it is expensive by rawang standard. Unless more infrastructure been built but by that time it will be more than 700k mind you. Prop developers are generally pushing for higher prices despite the economic conditions. This is especially true for landed props. my 2cents worth

Have you been to Saujana Glomac? If you have, you will know why.

Its deeper inside (relative to the highway exit), need to pass through other tamans like Country Homes and I believe its leasehold.

Glomac saujana is too far in i think .

Thanks.
but kemuning and sungai buloh you do not have so many lands as rawang and kemuning/sg buloh is nearer to centre of development circle than rawang.
Rawang is a self sustained township. is land is still plenty on the north side of the rawang, land cost will not escalate too depth.
isn't more logic to get a semi dee than a link house with 100-200k difference?

Anyone knows what is the new development near the slope to Guocoland's showroom ? They erected a signboard (perumahan). Heard its by Hongbeeland. Anggun 3?

Rawang today no longer Rawang few years back. A lot big timers like Mah Sing and Glomac had come in.  Most of the reason was due to Rawang folks shift from older houses to newer here and the potential prices of DSTH against other location like Kepong/Sri Dsara/Selayang draw a setback. It causes most Sg Buloh inner young couples move to Emerald West/East. It's a great new township which is developing.

Sooner, it will get nearer to Guthrie Shah Alam and Bukit Jelutong.

Watch out next super high end Bungalows by Sunrise/Sunway jointly project. It's gotta no less than 3.5 or 4mil.
*
Chris, where is the site for these said bungalows?

exact location I not sure, but I was told it is nearby Rawang Toll and next to Golf Club.

The land was owned by Sunrise and as they are condo expert, they JV with Sunway Prop for these high end bungalows. If I can remember correctly, it's 100+ units residence plan. Dunno when it is going to launch.

this place looks like a long term play with 5 years time horizon. Dont think it can go wrong as it is coming from a low base (price) .
