Do u ask how big is the size of terrace and superlink?

hi guys, i am new here. interested with rawang development plan especially around kota emerald area. just saw a new development advertisement this evening. it's name is iZon@Kota Emerald. Just opposite Bandaraya project area.

I'm so impressed with Mah Sing house design. For me is all about value and quality.

They used to be a high end developer.hope their quality n nice design shld remain even tis project not consider as high end project.

the traffic at rawang still scary....but i prefer anggun more than emerald cos anggun design much nicer and more spacious compared to emerald...the land at emerald owned by anggun's developer..ban lee or something i couldnt recall....

I saw their website advertisement looks like MResidence design similar to Kinrara Residence design. I hope they come out with something affordable.

Issit that bad? I heard from the Rawang through NKVE to PJ at peak hour max is 45 mins.. Seriously I stay in Subang Jaya and I travel to Kelana Jaya through LDP everyday. I still take almost 45mins to reach KJ although the distance is much nearer and I pay RM 1.60 toll.

where is the sales office? do u know its price range?

Has anyone seen a chicken farm on the side??? Just 200 meter next to cassis.?

Banglo lot land = Superlink (She said lar)
Chicken Farm = YES still there, one of the LARGEST poultry in Malaysia!

i went to look at semi D at emerald west....ended up my wife like the anggun but no more available....subsale is rm750k (200k extra from the 1st launch).....when i went there i used the old rawang road....disastrous jam...but when i go back, i used the nkve rawang interchange....kinda ok but still a bit jam...but everytime must use highway and pay tol..kinda inconvenient....and the design at emerald west so so only

not sure about the sales office. i think we will get more info about it on this coming november

Added on October 25, 2011, 1:41 ami thought the banglo lot get a great response and already sold out? how come turn into superlink.. imo, it is ok to turn into superlink as long as they can sell & attract buyers to emerald.

aih...such a waste..Guocoland should buy that land from the farm owner..and stick to the current plan to build International School etc...
actually Emerald West have good potential to be the next Setia Alam...

Hi Evo, If you are currently staying in rawang emerald is a great place to stay. But if you are currently staying outside of rawang, it is one of the best place to invest. The Anggun Semi-D was priced RM450 at the first launch in 2007/08. Subsale you-re right Min rm750. 300k higher from the launch price.

Sorry to hear that. My office got easy access to NKVE but be cautious as traffic is unavoidable both from Klang and KL. Where do you work? It will be best if v can find a place near to workplace.

just visit the sales office this morning at kota dmsr... now only semi-d boutique factory (phase 1) is launching...

yup...me staying at jalan ipoh and working at setapak...so kinda nearby and i am comfortable with the area around here....thinking to look for an investment cos our money are getting smaller from day to day....

Added on October 27, 2011, 12:23 ami do agree the place is good for investment. but semi D are only for buy n sell i guess...cos renting a semi D for investment i don think is recommended. but i do understand rm640k for a semi D with 40x80 built up...best price ever..but now i think price increased rite?

Why dont you wait for the MResidence semi-d.. can consider also.

i am actually surveying but not into semi D cos i just moved in to jalan ipoh...and i find here is convenient...was thinking to invest in some retail or shop office lot....but with new loan policy, i am worry my loan might have difficulty with my current commitment.
sigh

The one next to Tesco Rawang got several completed shop office lot. Don't really sure about the price. But it is a great location. compared to central Rawang commercial near Paparich. I heard that a bank will open there. Just a suggestion la.
