Guys please be informed that coral is very near a Poultry Farm approx less than 400meters, probably the largest chicken farm in Rawang..check out wikimapia http://wikimapia.org/9169055/Kota-EmeraldWhen refering to the map.. look at the north east of coral it is a chicken farm much bigger than the coral development itself.. Not to show off, but I have my faith on Emerald Master Development. I had once owned Emerald TOPAZ Semi-D (West) before letting it go with a whopping 29% appreciation in value and it only takes one year of holding period. A really good investment, honestly. IMO, in 5 years time 3++ years after completion (2 years). This Emerald Coral price will rapidly Boom!.
I placed my deposit for Coral and keep my fingers crossed that the 'Reban Ayam' will be relocated. HongBeeLand's people might have thought about this and take same action to maintain their reputation. Hopefully it will not be the same as Desa Coalfield (Sungai Buluh) case where "Poultry and Fertilizer" an integrated farm still exists after 2 years of protest. hehehe. The smell (after rain) and flies problem is so damn terrible. You can Google for this "Desa Coalfield Chicken farm issue"

During the topaz time i was at my early 20s. So very high temtation on cash. Now i might consider it for own stay. But not a final decision.

I hope none of us here disclose their unit number for security reason. A proper & safe way is by doing a meet up during launch or after receiving keys. IMO, since this is a public forum.

Maybe the population, infrastructure or average income of the population of the area haven't reached their (JUSCO or whatever) desired level. So no point of building up a hypermarket. Besides, that NSK hypermarket just fit the demand available at central Rawang. By looking at the crowd at Parkson Ria at Rawang Town after the opening of TESCO, you can judge by yourself.
So, I don't think this hypermarket will be there in even 3 years time, unless Emerald development Boost their projects like how SP Setia did at Setia Alam. Highway exit is crucial for Emerald or atleast an express link to highway like the one at Kota Damansara. Just Opinion y'all.

At Kota Damansara you can only get a condo for RM350k.. but it's not so easy to find at that price. but for condo with built up less than 1k maybe there is a chance.. all the best hehehehe

GuocoLand performance so far is quite satisfactory in terms of delivery and finishing. Base on my experience with them 2-3 years ago on my first house (Sold oredi).
Free-hold land status and landed gives this "Emerald" an extra bonus and ended up selling like hot cakes. It's new and you don't have to pay actual monthly installment immediately hehehe. Just save up your money for MOT to be paid during completion. There are no better option than this in klang valley (to take into consideration of the rm20k discount). If there is, please state, so that we can make a comparison.
BTW, the rm20k discount..is it still on?

I'm more interested on the effort to wider the access roads... it gives great boost on property value.
Since TESCO Rawang was opened, my monthly home expenses rise nearly double compared when there is no TESCO... hehehehe...Maybe it is just me.. a full load of shopping trolley usually drain rm300++ from my wallet... last time the Rawang Giant supermarket's trolley is a bit smaller, less cash outflow.

Looking at the KLSE Highway intersection near templer park, I'm not sure that it will be completed by this April. Looks impossible. hehehe..dunno what will the traffic would be like after it is completed.

PBB might not be the end-financier for the project.You should try out Hong Leong bank or ask the Emerald Sales office staff for other end-financier options.

Called them yesterday and confirmed it will be RM368k for the newer phase.. this is great. Truly underdog development. I wonder what our house will value after completion..Thank god for this great news.
