KUALA LUMPUR: MAH SING GROUP BHD [] plans a lifestyle township in Rawang with an estimate gross development value (GDV) of RM948 million.

It said on Wednesday, Oct 5 it was acquiring Semai Meranti Sdn Bhd which owns 225.7 acres of freehold within the Northern Growth Corridor in Rawang, for RM57 million.

“The land will be developed into a lifestyle township with an estimated GDV of approximately RM948 million, offering beginner homes priced from RM390,000,” it said.

(吉隆坡5日訊)馬星集團(MAHSING,8583,主板產業組)宣佈以5千700萬令吉代價,全面收購Semai Meranti公司,以在萬撓發展總值9億4千800萬令吉的產業發展計劃。

該公司發表文告指出,Semai Meranti在萬撓北部成長走廊區擁有225.7英畝永久地契土地,該公司計劃在這塊地庫發展成為生活時尚城鎮M Residence@Rawang,包括為首次購屋者提供價值39萬令吉的雙層排屋,以配合政府提倡私人界提供更多可負擔房屋計劃。

預料上述產業計劃會在2012年首半年動工,花費3年至4年完工。

該公司表示,除了上述計劃,他們也會繼續物色更多地點適中的土地,以打造更多大型產業發展計劃。(星洲日報/財經)

I'm looking forward to the developments in Rawang. It's a nice place 'undervalued' by alot of people.

What i worrying is the jam issue... existing road cant cope with the development there... somemore there is too little alternative road there.... mostly one in one out....aduh... wan to skip jam also cannot...

I was informed only at the developments of the Anggun area with short distance to the toll and it merely takes about 30-45mins drive during peak morning hours from Rawang toll through NKVE to Damansara Toll. The actual drive is 25-30mins, the extra 15 mins is because of the massive jam at the Damansara toll. Well Rawang town I guess needs alot of road widening and upgrades. But when big players like Mah Sing comes in definitely you will see alot of upgrades on the existing road because they want to sell their houses. Just like they spend millions on the proposed alternative flyover for the existing LDP crossover to Sunway. smile.gif

in terms of location and access , Emerald is very near to the toll so getting on to the highway to get to KL or damansara is much easier..

Anggun 1 subsale price is asking about RM 850k. Should buy it or wait for Anggun 2 for more bigger land and buildup size. But worry price will increase above 1mil once it is ready. Please advise

Bro.. Anggun 2 also subsale leh.. I check with HBL sales they said no more units available. If got ppl sell better sapu fast fast smile.gif

Anggun 2 is still under-con, that's why I worry once it has done, price will above Million. But buy now, the unit available will be Anggun 1, small little bit with different design, but I'm more prefer Anggun2 design with balcony rclxub.gif

Erm.. I dont know if bank will allow the loan until million for Anggun subsale 2, at most you need to top up the balance. Honestly the Anggun 2 modern design looks more appealing and size also acceptable. smile.gif

Heard that the coming launch from Guocoland will be after the completion and opening of Jaya Jusco, and their indicative price for DSL will be around RM500,000/= (intermediate) because the current selling price of Cassis is already above RM400,000/=. They will also be launching superlink houses and will be priced above RM700,000/=. Maybe you can check with Hong Bee Land about their upcoming launch. Wish you all the best in your final decision.
