No. There are only 4 units left which are facing the junction!

I booked 1 unit (just write down my name) from the next phase but i have not decided whether i will buy it.

I think Coral is too far away from Emerald West.

Although i m looking for a hse for own stay, i would prefer a house with better investment opportunity. blush.gif

No idea. It was anounced beginning 2010 so I believe construction should have started. Since I have not driven northwards & cannot see from google maps (a bit dated) - I cannot confirm.

Didn't know that Coral so hot & sold out so soon.

Valentinok, what makes you think that Emerald is a bad investment? Care to share?

No, pls dun get me wrong. If Coral is situated in Emerald West (i mean if it is NOT so towards the edge/east), i would like to get ONE unit too. laugh.gif

It is NOT easy to get a landed property in this price anymore. I am fully aware. nod.gif But i try not to compromise on the investment possibility.

I have not seen Coral's location but if towards the edge near Emerald East also it might not be a bad thing. The advantage is you can go through either Emerald East or Emerald West to get home. The disadvantage of course is have to drive further a bit compared to other parts of Emerald West.

I believe you prefer somewhere closer to Anggun, which is better in terms of location and closer to the future commercial area also?

Last time I believed in waiting to find the best property, but because of that my affordability has dropped due to price increase. Now I believe if I find something reasonable should grab first, coz waiting may prove more costly.

But of course it should be something acceptable to you lah. If not buy & then later regret also no point.

Guys please be informed that coral is very near a Poultry Farm approx less than 400meters, probably the largest chicken farm in Rawang..check out wikimapia

When refering to the map.. look at the north east of coral it is a chicken farm much bigger than the coral development itself..

Iam not sure whether it will be relocated in the near furture... opinion guys?

1.) There will be a school next to the Poultry farm in the master plan.

2.) The master plan also show that the area around the poultry farm will be develop with residential buildings.

(Correct me if i'm wrong)

So, my opinion is that there will be a high possibility for the farm to relocate. However, its only my opinion, who knows how long will it take.

Not to show off, but I have my faith on Emerald Master Development. I had once owned Emerald TOPAZ Semi-D (West) before letting it go with a whopping 29% appreciation in value and it only takes one year of holding period. A really good investment, honestly. IMO, in 5 years time 3++ years after completion (2 years). This Emerald Coral price will rapidly Boom!.

I placed my deposit for Coral and keep my fingers crossed that the 'Reban Ayam' will be relocated. HongBeeLand's people might have thought about this and take same action to maintain their reputation. Hopefully it will not be the same as Desa Coalfield (Sungai Buluh) case where "Poultry and Fertilizer" an integrated farm still exists after 2 years of protest. hehehe. The smell (after rain) and flies problem is so damn terrible. You can Google for this "Desa Coalfield Chicken farm issue"

IC, wasted, i think that topaz location is a lot more better then Coral.

I hope none of us here disclose their unit number for security reason. A proper & safe way is by doing a meet up during launch or after receiving keys. IMO, since this is a public forum.

I don't think the location is correct. FYI, this has been around before the announcement by Aeon in Dec 2010 and take note that the location is within an industrial area. Shopping complex & hypermarkets can only be located within a commercial area (on land with commercial land status) and the area infront of Anggun 1 is the only big commercial area in the vicinity which can house a shopping complex/hypermart.

You can check out the land use & future plans for Rawang at the MPS website. There are many pdf files there with some good info on the area.

thinakarant, I understand that AEON release some news on the Jusco Rawang back at 2008. I have been looking at the news of Jusco rawang for a long long time, have ask around including asking the sales person, the feed back was that Jusco call off the plan for the development on the plot of land in front of Anggun, and have shifted to another site. I am not sure how true was the story, but either way hopefully the proposal bcome a reality, since AEON announce that the construction will commence on January 2011 (saw the news on "theedge" website).

Went to the site (at Anggun) but did not see any construction work going on yet. Quite possible that Jusco could be at a different place but I doubt it would be at the plot in wikimapia. I have gone through MPS's plan for this area and there are no other big commercial areas to house Jusco within the vicinity.

Anyway, if Jusco has cancelled their plan in Anggun, I'm sure the developer would have got another operator to setup a shopping complex there by now and would not be waiting so long since the land was cleared some time ago.

Lets just hope for the best. Pls share if you see some development in nearby areas.

I noticed that the construction of the flyover near the toll has begun. Hope their complete it soon.

I dropped by the sales gallery last week and the sales rep told me that the hypermarket project will be developed at the junction where we turn into Emerald West, the construction is expected to kick-off in 2nd-quarter. Wonder how true is that?! hmm.gif

But Emerald Coral is quite a distance from Ebony... nod.gif
