True but within the same distance from city centre and the same price bracket, there is nothing else which comes close to the "feel" of Anggun & Emerald.    thumbup.gif

I believe this is the place to get fantastic value for money at the moment (for own stay). There is a lot of potential for this part of Rawang ... perhaps the only thing needed is a change in name  wink.gif  coz most ppl in the Klang Valley (mistakenly) equate Rawang to Bukit Beruntung.

Update: Just called them. Ebony is sold off oledi. Anyone knows about the new phase called "CORAL"??

They have a sales gallery at Emerald West which is open everyday including on weekends. You can check out the show house there.

I was told yesterday that the new phase is priced at RM338k.

Wat is holding me back is the price. Isnt it almost the same as previous phase?? hmm.gif

The price for the new launch appears cheaper than the previous one. If I remember correctly, the previous launch was selling close to RM400k for the last few units. Perhaps the new launch is for smaller units?
You will be able to compare the 2 houses at the sales gallery to find out the reason.

The current phase [Coral] is with bigger(!!), i.e. 1,843 built-up while the Ebony is only 1,745... I was 1 of the last few purchasers bought Ebony at close to RM350k cry.gif

The sales-rep rang me about 2 weeks back notifying me that the launch price is RM318,800 with ADDT'L early-bird discount before 31 Dec but I was told this phase is located at EMERALD EAST (i.e. somehow next to a bridge, but I am not familiar with Rawang so didn't know which bridge she was referring to...)

She told me over the phone that this phase was not officially launched, so she could not provide more info either over the phone or email. She also advised me to drop by their sales office to check out further.

Valentino: Ebony Emerald was close to RM309k when first launched, then it raised RM40k over 6 months (RM20k each over 2 stages!) sweat.gif

I double confirmed with the sales rep when she called, I was told is "Emerald East". hmm.gif
Guess you could double check again if you're keen, but she said the show unit is not ready yet (like Ebony again!). If you visit their sales gallery, they will only able to brief you about the phase & surrounding projects, floor plans, etc.....

Hope to 'meet' more potential neighbours here tongue.gif

After checking, Coral is actually situated in Emerald West beside the PLUS highway, around the bridge connected to Emerald East.

The price could be lower due to the soft launch. Will be a good idea to book first as in recent times developers increase their price by 10-20k every 2 months. For the proper launch, I'm sure the price will be higher than Ebony.

However, advisable to check out the area where this phase is going to be just to make sure that the location is acceptable to you.

Want to share my experience in Putra Heights. I forgo buying Putra Avenue when it was launched due to the location - too near to the highway and lower ground compared to the rest of PH. But all the new launches in PA were snapped up and the subsale price after VP kept moving higher & higher. End up didn't manage to get a unit within my budget and lost valuable time. In the meantime, property prices elsewhere also increased by a good margin thus making it harder to own a home.

Emerald is the last bastion of reasonably priced new & good homes which are not too far from KL/PJ. Once it goes above RM500k, dunno where else to buy house.

Pls bear in mind that even Guocoland is not depositing your booking cheque immediately, it will only secure your deal for 2 weeks, or 3 the most for those genuine buyers getting their loan approved. So, you can 'buy' time for the final decision.

I had the same problem when started looking at the properties last year, the prices were increasing week by week... The most demanding is Kemuning Utama Residence, at one time the prices published in ads were RM10k diff by week! I was looking at Shah Alam, Klang, etc. Then, I ended up looking at Rawang area (which was out of my thought initially...).

However, Ebony Emerald is definitely worth buying (in my opinion) after considering the built-up (even smaller than Kemuning), developer's profile, etc. thumbup.gif

Went to the sales office last Saturday, the units are selling fast, 7units left for the first phase open for booking. Went back on Sunday, only 3units left. According to the sales person, the remaining two rows that will be open for booking later on will have a price increase.

Whoever is interested better grab one before price increase further.
After this phase, I think price for Emerald link houses will be >RM400k but still worth it coz new phase will usually come with increased built-up & better goodies for the higher price.

Any construction started in Jalan Batu Rawang towards the toll? I hope they widen the roads soon.

Saw some construction signages at the road shoulder, but not sure when will the construction start in full swing.

Some good news for Kota Emerald residents.
The Kuala Selangor to KL highway is expected to be completed in April 2011. Once completed, ppl from Bandar Tasik Puteri will be able to use this highway to go to KL. This will reduce traffic congestion at Jln Batu Arang & the Rawang toll as the BTP folks need not detour to Rawang toll.

Another good news is the new interchange between Rawang & Bukit Beruntung which will divert traffic from North Rawang towards the new interchange instead of Rawang toll, again reducing the traffic congestion at Jln Batu Arang & Rawang toll. This one will probably only be ready end of the year or maybe next year. Anyone saw the progress of this interchange?

Nope, further up towards north. Somewhere near Rawang memorial park. I'm not sure exactly where as I have not driven northwards in a while.
