Maybe the population, infrastructure or average income of the population of the area haven't reached their (JUSCO or whatever) desired level. So no point of building up a hypermarket. Besides, that NSK hypermarket just fit the demand available at central Rawang. By looking at the crowd at Parkson Ria at Rawang Town after the opening of TESCO, you can judge by yourself.

So, I don't think this hypermarket will be there in even 3 years time, unless Emerald development Boost their projects like how SP Setia did at Setia Alam. Highway exit is crucial for Emerald or atleast an express link to highway like the one at Kota Damansara. Just Opinion y'all.

hi all, i've just made my booking for coral. basically info provided by sales staff is:-

1. jusco is confirmed; located opposite anggun; will be completed end 2011/ early 2012

2. chinese school confirmed & approved; will be completed by 2nd half of 2012

3. linkage between west & east is currently for guoco's internal usage, not for public. however it MIGHT open for public in about 2 years time

4 units left are not facing junction; they are facing back-lane (back-passage) of the houses... wink.gif anyway nes row is opened up; though it's directly facing west...><

it would be a jusco max value i heard. and i guess it would be all right as it nonetheless targets 'higher' income earner in emerald vicinity. look at desa parkcity or d'sara damai. the maxvalue there is mainly to serve the needs of the local residence. for me... nsk is kinda jam after whole day working... i would rather prefer a local small 'supermarket' during my journey home....

yup, was initially thought they r facing junction & hence had difficulty in selecting the unit as the new row is either nearer ro highway or facing west directly without obstacle... Then the sales staff was telling the so-called junction is actually the backlane... smile.gif

o no......its only a jusco max value. Hopefully not. Anyone knows people from Kajima, they are the contractor constructing Jusco malls, can get insider info from them?

i not sure whether about the emerald west info la... but i jsut want to share our rawang bad thing regarding the emerald west there
as u all know rawang is famous with it traffic jam
emerald west which i consider are not in the convenient for us. it need bus to come out to town.. same like the tasik puteri.
5 minute drive to highway (this if there no traffic jam)
15 minute drive to rawang town

if raining heavily ~~~ then it will very bad jam
and there is history where got flash flood from river beside the road
so...if raining heavily... i think u need around 3-4 hours stuck in jam if there is flooding... depend on the flood

i dont know la...i heard it a nice house...
but if we re-think about the traffic and flood
i think it not worth for me to buy la

think jalan kuching also jam daily no matter what time is it but still people OK with that... basically every where also jam oh sweat.gif this morning i stucked there (a short distance) already 1hour ler...

but i think u gave the wrong comparison to Emerald with "tasik puteri"... it cannot be compared at all wink.gif
it is not worth for u to buy... but sooner or later u diff to get a double storey(in this kind of cencept) at this price oh nod.gif

I would have to agree with u. There is nowhere in klang valley that you could get the similar house with such pricing, not even kajang..

We must have faith in Guoco land, least so far they have delivered what they promised. Now there is upgrading work going on the rawang toll. Wait till the emerald east-west linkage is open, I think everything will be smooth then.. smile.gif

At Kota Damansara you can only get a condo for RM350k.. but it's not so easy to find at that price. but for condo with built up less than 1k maybe there is a chance.. all the best hehehehe

Bro, kota damansara,cheras or setapak, these are prime area, I was was looking for property in these areas for the past 4-5month, and i end up in Emerald. Its easy to say than practically find a unit at these areas. Even you get lucky, for RM350k you'll only be able to get from sub-sales (old one), then you'll have to start worrying bout refurbishing the house. And besides that, although these area are nearer to the city, do you know that they pratically Jam during peak hour. As for setapak which i'm more familiar with, it jam even if its not peak, juz slightly better than peak.

May be you've take public transport into consideration, i dont know how often you take public transport, but i understand that in KL more than 70% of us drive. Further more, from the three places you've quoted, only setapak have better public transportation system. As for future developement in public transport, no one guarantee that it will run and even it does run, the question will be when will it be completed, 5/10/15years?Assuming that the developement is sucessfull, before it complete you'll still have to drive, and by the time it complete the road system in rawang will also upgraded.

So, you worry too much, if you want condo, with RM350k you can still try your quoted area (but good luck), as for landed (4get it). You wont find another emerald in Kota damasara or cheras, and definitely not setapak.

Sorry, for the long reply, not trying to shoot you. Just some feedback on your opinion.

anyway i'm a banker by profession. for RM350K, you can't get even a condo in KD. As for cheras & setapak, u have to go for high rise & bear with the super dooper jam... ><

also at RM350K whr could i get a brand new landed property nowadays... ><

GuocoLand performance so far is quite satisfactory in terms of delivery and finishing. Base on my experience with them 2-3 years ago on my first house (Sold oredi).

Free-hold land status and landed gives this "Emerald" an extra bonus and ended up selling like hot cakes. It's new and you don't have to pay actual monthly installment immediately hehehe. Just save up your money for MOT to be paid during completion. There are no better option than this in klang valley (to take into consideration of the rm20k discount). If there is, please state, so that we can make a comparison.

BTW, the rm20k discount..is it still on?
