Can I ask why only certain houses approved and how much is the payment? I am first time buyer and not too sure what this matter is all about.

Yes, i hope someone can brief us too.. does it mean that we can resell the house immediately after title name changed?

And Viyin, how much you pay for the transfer MOT? reached 6k?

hi all..

i bought ivory 2 (3rd phase) & just received my house keys..mine is end lot but with hill & forest just behind my house (aarrrgghhhhhhhh!!!!)...any agent here or any house owner here willing to switch your unit with mine...plss...plsss...the main reason i wanna switch mine is that i don't like the hill....anyone pls respond me..uhukkkkkk

Don' t know if that is possible, but owning an end-lot, pretty hard to find mutual switcher hehehe, unless you want to switch with intermediate unit's owners..haha.. good luck.

based on the developer it can be done..but must suka same suka la..then have to arrange with bank to change the documentation...leceh jugak kan..haiyaaa...why la they don't clear the hutan..nyamuk pun banyak...

Eh i tot, facing hill is a good feng shui? I just guess. But during evening, you will have a good cool house due to the hill shading the sun..?. Nyamuk now everywhere also alot.

yup..the house is quite cooling..trying to call the maintenance people to complaint about the hutan but still cannot get them..and request for them to cut come of the trees..dah nak masuk my kitchen wokehhhh..haiyaaa..am i too fussy about the house??hihihihiih...actually the house is very nice..in fact planning to do some reno for the kitchen..just that i need to plan it properly so that it will be more secured (i'm worry in terms of security also because too near with the hutan)...hope the maintenance people can do s/thing...the developer cannot do anything..so do MPS..haiishhhhhh....

Today at STAR paper can see advertisement from Emerald on Hilltop Bungalow. Anyone have any updates on this project and how much is the price?

Understand from the lawyer, they will try to call some owner who already got the land tittle approved to sign the document to change name. I had pay almost RM6k.

The calculation should be:

First RM100k x 1% of housing price
and RM500k (If not mistaken) x 2% of the housing price.

The lawyer will calculate for you when you make the payment.

Viyin, thanks for the feedback. Just wondering can this transaction be delayed a bit because to pay the RM6K/= now is a bit problem. Also, any effect on the lending bank.

when tat time u bought u din see the plan carefully?... the sales person did mention the back of the phase 3 ivory 2 is hill...
hence i dun think u can swap/switch la sweat.gif

when i bought the house..i did asked the SA & refer to their master plan..but based on the SA..it's a hill...clear hill...not hutan...got small river & got small fish somemore...hishhhh...went there with my contractor for renovation...need to cover my back area properly..if kena attack with monkeys...no choice..will call perhilitan laa since it's not under MPS..and the developer also said that the maintenance is in charge...

Wow, this way the developer making easy money, but looking at several places that use this kind of concept e.g. Kota Damansara, Country Height, etc. it is more cons than pros.
