i'm sorry mr lamode....my english is very bad...but let me explain a little bit what i'm saying up there... so i read this forum but don't drop any comment...i read that many ppl in here get a bit concern about the project... by the way my opinion is that any project i think the earthwork is very damn slow... trust me if the earthwork is done then the building and other works follows must be quick enough to finish....so don't worry to all buyers (i'm the one who buy too)... this project will finish on time.!!!

by the way...i'm a malay guy who buy this house...got bumi price...quite worthy...

no offense, i am also one of the buyer, but i see the otherwise, this project will be delay.
if the very first day they planned to do the piling work on late may / June, then fine, i would say the chances for completed on time is high, but this is not the case, first they said would start piling on march, then keep on dragging and til now still no reach piling stage yet, all we have is very little earth work at snail construction speed.

what i trying to say is they have no planning / bad planning, for this reason, i personally expected delay on VP.

Dear all,

since we are in the same boat....we can form a resident community...in fb then put some pressure to the developer.....
already 5 month ...but seems not start piling.....sure will delay 1.....

we should evry month check the progress........btw 1 am 1st phrase buyer...on december.....

Bank already start pay money to developer ??as what i know that if piling is not start..bank will not release the money to developer..is it true??

i dont think bank has released the 1st payment to developer yet. If they have done so we will be informed.

1st phase buyer here like ntick too. last sat 22nd may 2010 went to post office to collect a letter sent by lawyer. the letter about confirmation of drawdown to developer. i wonder to should i return the letter to lawyer to indicate my confirmation now...

Added on May 24, 2010, 7:47 pmthe 1st drawdown, is it normally upon commencement of piling or after completion of piling? can somebody check the S&P? if it is after completion of piling, then this is a fraud!

It should be after piling is completed then release $

Instalments Payable % Amount
1. Immediately upon the signing of 10% RM

called the office just now..they said 1st drawdown for BOTH phases will only be in August.
how can somebody said already received notice of 1st drawdown?
anybody received this notice too???

I didn't receive any notice. For 1st disbursement, piling must be done and certified by architect. This is what I know from my previous experience.

tak habis habis lagi pasal delay. kalau pihak pemaju nak delay apa kita boleh buat...tunjuk perasaan, hantar memorandum, report polis??? jangan lupa kita dah sign SPA...SPA kata 3 tahun siap jadi 3 tahun lah tu. Kalau risau sangat sampai tak boleh tidur cuma ada satu option...cancel saja SPA, hangus 10%. pada siapa yang tak mau cancel termasuk saya...tunggu aje la.

cool down man. Many of here are first timer, pastilah mereka ini risaukan. Itu hard earned money mereka. Bagi buyer yang ade experience, mestilah lebih tenang.

I dah kata kepada mereka, VP early nampaknya tak jadilar, tapi i rasa siap dalam 3 tahun ini pasti jadi. I dah nampak banyak earth work kat site. Furthermore Peter's group punya projek taklah terbengkelai, cuma kualitinya mungkin kurang sikit.


itulah pendapat 2 sen saya.

Not to pour cold water. Trust me, delay is the initial sign of things go off track. Buyers must keep pressing the developer like no tomorrow.

Developer can promise sky & earth but if they wind down the business, buyers get nothing. I have fa riend who got stuck in this kind project for 10 years. The project completed 85% then stopped. He was paying like RM400 per month of bank interest for past 6-7 years. At the end he got back the $ paid for but the hussles & frustrations are uncountable.

Trust me bro, developer will not listen to you no matter how you pressure them. I'll be more worried if the developer start the construction early but stopped work at 85%. Project that started early may have greater chance of being abandon. thats because more work done means more billings, thus more profits. When a project progress further, the developer will probably utilized all their credit facilities. Creditors aging may also be in their max. Non payment to contractors will eventually leads to stop work. There are also many other factors to take into consideration in which i could go on. To cut the story short, the success of a project really depends on it's management and the ability to plan and effectively utilized its cashflow. So if the management decide that it's still not the right time to start the construction, it could be for the benefit of the project. the developer is probably waiting for majority of purchasers' financier facilities to be ready so that any progressive billings can be disbursed effectively.

On the bright side, if the developer did not start any work you will probably lose only your 10% as loan has not been disbursed. I know we will still be at the losing end but thats the concept of Sell and Built. You need to be aware of the risk before buying. If you dont want to take the risk then buy a completed project instead.
