seriously..
if a service apartment worth 400k per unit.. how much is the rent gonna be ? now if the price is so nice.. im really planning to either sell it at a nice price or rent it out for good ROI.. |

I think to get a rental of RM 2,000 a month, firstly the unit has to be fully furnished and secondly rent to expat who works in TPM or Cyberjaya.

Without LRT available, very diff to rent out for 2k per month. Think this Zest has to hold for min 6 years to reach is optimal value. |

Eh, long time not here and everyone's talking about rental. I thought most of the people here were buyer-owners ahha.. The lure of $ is amazing
If can get $2,000 rent fully furnished i would still rethink. Cos only difference of $400 rent & have to spend $40,000 - 8 yrs to get back the furnishing cost. $2,400 rent more like it - 4 yrs for the furniture/fittings depreciation. Covillea starting price 400k and above vs Savanna 200-300K++ and above (launching time)..
Upon Completion, Covillea definately hit more than 500k.. IMHO, Covillea rental has to be at least RM2.5k... There are different kind of expat, some hav the luxury of renting high class condo while some are on tighter budget.. |

i think better not depend too much on high rental..... some 3-room condos in strategic areas of PJ going for around 1100 to 1800 only....... and there is much supply around Bukit Jalil for TPM folks..........

wahh... PJ which part r u referring to?... My relative staying in damansara utama renting 1 small small like maid's room already almost 800 liao loe...
3 bed room around 1100 to 1800?.. is it old or somethng with lotsa cracks? mayb the condition of the condo is not so good?.. middle-market condos around Tropicana City mall (SS2), Damansara Perdana, Pelangi and Kota Damansara, Kelana Jaya, etc is around there........ all good condition ones.......... some furnished ones 3-bedroom around 1600 to 1900 only... interested?

Puchong condos are generally weak in rental due to the fact that there is not much expat presence in puchong.
Looking at newer condos in puchong, rental is around RM900-RM1000 for projects such as Avilla( located nearby the zest) and The Heron ( same dev as zest) I did a quick check while deciding to buy the zest a couple of months back. The Zest will obviously get higher rental, but how much higher can it deviate?
