Hi voltus5, understand yr frustration smile.gif I did notice the absence of a nook for the shoe rack too & the entrance kinda small but its the biggest unit still and the internal space utilisation is among the best - small balcony for bigger hall & no strange passages. thumbup.gif

Only 1 gripe, the construction like not fast enough. How come the blocks are not coming up yet ? If they can do this place faster than setia walk, it would be the biggest present for us owners & a coup for the developer & a feather in the cap for sunrise maincon.

For consolation, there are sound barriers up along train tracks passing residences. The only thing is, how tall are the barriers because it can't conver all up to 20th floor, so there might be differences in noise levels between the lower & upper units.

Eh, long time not here and everyone's talking about rental. I thought most of the people here were buyer-owners ahha.. The lure of $ is amazing smile.gif

If can get $2,000 rent fully furnished i would still rethink. Cos only difference of $400 rent & have to spend $40,000 - 8 yrs to get back the furnishing cost.

$2,400 rent more like it - 4 yrs for the furniture/fittings depreciation.

Sigh.. anyone who has taken fotos of the showunit post here la. Unheard of to have a developer suing ppl for that in any part of the world, malaysia included.

Hmm.. mighty impressed with the zest finishes, from photos la .. biggrin.gif

Comparing this ameera residences (sorry ha, just personal opinion), zest looks much better.

The tiles are very well combined, so shiny the porcelain tiles & big ! I like. The stripes on the bath tiles oso nice. I'm sure without furniture oso impressive. The ameera tiles totally white only, like coffeeshop.

Haven been here for a long time & glad to read that we r still looking at that 400k figure, shows that its achievable smile.gif

Was doing some googling & SW 1138sf is selling at rm433k already, so in 2yrs time, TZ ought to b able to get reach that rite.

Comparing both :

SW - 'branded' developer, prime location but damn congested road even with tidal flow
TZ - adjacent golf club, kinrara address, near bkt jalil (note i included this because i believe those who work there might wanna stay here compared to condos in bkt jalil that are pock marked by students)

SW ought to b able to attract a more mature population & bigger paycheck compared to SW which appeals to youngsters who like to b in the middle of the action.

So naturally TZ ought to be higher in resale value in comparison.

Hahaa.. wah, u do publicity for TZ till there ah. (er.. u frm pg too ?) So u decided to buy TZ instead of SW ? Or u bought both.

Construction very fast indeed. The faster they build, the faster they bill & get $ to start their bkt jalil/oug project. I hope developer launches their new condo only after TZ handed over so investors have $ from rental/resale to roll.

And shld have discount for loyal TZ customers too.

Dun worry guys, not uncommon for developers to test a similar colour of different shades to see which looks better on their facade. After boss & architect take a look, they will decide on final color.

The resale value of a new apartment in kuchai was 67% of its launch price, no car park if i'm not mistaken, bad narrow 2 lane road and no prospect of a lrt there.

This is kinrara & with ramp + potential lrt.

Selling without a 70% mark up is .. an act of social service.

Doesn't mean everyone will migrate to 1 area, klang valley is a big place for plenty of population who needs a place to rent.

4 km from tz is an 820sf aprt no pool, rented - rm1,400.
