chief: one least Q and OT, what do you think of the wave of launches for Jalan Puchong/OKR. personally i think doable with good prospects + decent rental yield if cap app fails.
PS: i think IOI mall is rather bland and rundown. also not fair to house the COG in edge of Puchong bordering PJ. PICC/Giant have better chances of succedding IOI in due course. but of course, that's just my 2 rupiahs.
Above bold sentence does sound a bit conflicting. You are a very humble person indeed.
Anyway, personally, i would also like to know if J.Puchong/OKR is really going to make it. the way I looked at it, the stretch is being developed into very high dense residential area, but the infra was never meant to support such density especially J.Puchong right after OKR stretch. I do not travel on that road during peak/off-peak, but I would imagine the people staying there must be travelling all same direction to work and using either 1 or 2 lanes before really hitting OKR towards MV. not much difference if you said it's towards puchong direction, using Bukit Jalil Puchong highway.
Also, the place probably needs a lot of commercial hotspots to hype up the vicinity. Cheers. 2cents
