Its not the question of confidence at all, its about facts and perceived value. Honestly, all my properties have exceed my expectation that I set when I bought them(on paper lah) . Im a fairly conservative investor woh......only go for sure win stuff....

In TZ's case, subjct to completion, anyhow we'll still "eat" seafood at least. If SW a success, that might help us add some nice abalone as well.

potential competition for TPM expat : Covillea @ Bukit Jalil ??

Savannah currently already a good choice for TPM expat, and like you said, upcoming choice of Covillea too. But Covillea should be higher expected rental, considering that Savannah currently already commanding RM2k rental.

thanks chief. btw, i AM a newbie in props invesment. just that i'm keen in this and reads up a lot on property. and also guilty of being somewhat in the same field.  blush.gif
i think for average joe, prop investment may be the only legitimate way to gain wealth.
anyhow, looking forward to releasing my covillea upon VP as am in somewhat of a crisis at the present moment and wish to reduce my liability. just hope that i'm releasing the correct prop out of the others i'm holding.  doh.gif

chief: one least Q and OT, what do you think of the wave of launches for Jalan Puchong/OKR. personally i think doable with good prospects + decent rental yield if cap app fails.

PS: i think IOI mall is rather bland and rundown. also not fair to house the COG in edge of Puchong bordering PJ. PICC/Giant have better chances of succedding IOI in due course. but of course, that's just my 2 rupiahs.

Above bold sentence does sound a bit conflicting. You are a very humble person indeed.

Anyway, personally, i would also like to know if J.Puchong/OKR is really going to make it. the way I looked at it, the stretch is being developed into very high dense residential area, but the infra was never meant to support such density especially J.Puchong right after OKR stretch. I do not travel on that road during peak/off-peak, but I would imagine the people staying there must be travelling all same direction to work and using either 1 or 2 lanes before really hitting OKR towards MV. not much difference if you said it's towards puchong direction, using Bukit Jalil Puchong highway.

Also, the place probably needs a lot of commercial hotspots to hype up the vicinity. Cheers. 2cents
