Exactly.. Can't keep comparing as such, a fairer comparison will be new condo prices vs new landed prices in the surrounding areas ler.

But that said, z-residence also cost 400k+, another option for buyers who r willing to wait vs zest. As well Kiara residence too. Imo gains for zest will be capped by these developments in the time being.

I have known buyers who willingly waiting for Zest instead of sapu Z now given the almost similar price (Z buyer dun punch me, thats my frens' though)..

Another fren just bought G residence at 460k, well y not buy an old OUG landed for almost the same price? there are always different buyer with different taste and different preference.. Different products target for different kind of buyers..

agree with u la, like axis ampang also 400k also gt ppl wan, but the landed house there 300k maybe ppl also dun wan...for me la, if compare to old lousy landed house with non gated and guarded concept, i rather chose the new condo with better security n full facility...nt necessary landed is always better than condo...property is not tat simple to analyze...

Was recently looking for s/s or DS for own stay.......completely got put off after doing some research .....n heres why I opted for a duplex condo instead :

1. Market all asking 420k-500k................whila valuation is around 350k - At least need to top up 70k gap in asking VS real valuation

2. 30% downpayment - Approx 120k

3. Renovation+repair cost - 50k.

So to stay in a landed prop in an area I like.............roughly need to cough up approx 240k of OWN capital up front..................

I am thinking the same too, the landed property that i like is way beyond my target, those affordable normally are quite old and not very good concept of landed, so my next target will be those nice location duplex condo or bigger size condo unit..at least 1200sqf above...currently looking at kiaramas cendana and casa kiara 1....

How much is the Bank fee/fine to pay if we decide to end the loan within the 2 years lockin period..some banks less..la liek RHB 2 years..

Anyone knows any new properties developments..Landed,Freehold, 2 story,semi d homes?? In Selangor..

I m looking at one..the One by Mah Sing is freaking expensive..Any suggestion??

At least they got to sell slightly higher lo through

i dont think such thing as sell higher bcos bought higher... remember, subsale buyers are not stupid and they dont care how much the owner bought.. all they want is a reason unit with comparable prize.. lolz...

what happen is block C owner leverage on block A pricing and earn more.. wink.gif

i visit my baby Zest every week.. pass by again just now.. by the way, block C got no direct DBKL flat view .. lolz....
btw Block A got what perks beside slight golf view?.. the only perks is block C sunway view got free aircon..

btw, do you know the master plan of the whole development (block location and direction) or not.. lolz..

Last time got the so called 360 projected view
from computer during the sales period. Not only dbkl but water
treatment plant facing Blok b.
Nevertheless, the zest quality is good, thumbs up

Want to preserve capital..........if buy highrise I need to put only 10% down............bullets to be saved for correction.................

Your photos atleast above 200-300ft high and ofcourse it looks good.

Block-A had to sell expensive because they bought it expensive.

Wa taikor, so those who bought it cheap had to sell cheap lor? hahahaa apa rules ni

Those who bough earlier like block-C has the margin to play around.

Block-A has nothing to shout about actually other than its 20% more expensive than block-C.

Bro if high-rise resident title ltv 70 still apply right? If correction doesn't happened the bullet will be wasted.
