2.3k rental for the zest, are u kidding me!...if can fetch to 1.5k above u should be happy lo, how many local can afford 2.3k rental?...most are expart from western country will afford this kind of rental, and how many expart working at bukit jalil, puchong, kinrara area?...

come on, be more realistic, if i am expart, i still will chose mont kiara and sri hartamas which is relatively close to kl center where most of the expart are working at city center..........and the atmosphere at there, which kinrara unable to provide...kinrara only can consider local middle upper class area...2.3k rental a...hoho

i dun understand why sierra residency can fetch up to this kind of price....there is not even floor tiles on common corridor!

maybe it looks nice because stil new, but after few years,the floor without tiles will get dirty and many defect on that, for me it's just look like another low cost flat...

i am not sure about the zest, but this trinity developer, the previous project The heron residency at puchong also give some bad material, no tiles on common corridor make that apartment not appreciate much after few years time......hope the zest wont end up the same....no tiles on corridor...

u cant compare like this, MK/hartamas and DPC is high class residential area, and somemore still within 10km to city center...

u compare cheras with DPC...just like compare heaven and hell....cheras is quite meant for middle low class, even near to center, but the quality of living life there i would say is quite bad, too many rundown shoplots and too many low cost flats....

axis pandan is just can consider medium class, same as the zest...axis is within 10km frm city center, so no surprise the rental can fetch up to 2k, but the zest, medium class, far away from city center.......logic thinking... whistling.gif whistling.gif

i think the most comparable with the zest is villa paviilion, so the rental will only up frm 1k-1.6k most la, dun compare with bukit jalil savanna, savanna gt golf view, the zest gt wht?...forest view a???...and as i know, the tenant of savanna also not really gt lots of expart, mostly are those IMU students, bunch of them squeeze in one unit....and frm the way i view, the savanna do not really maintain in good shape, the quality of the tenant spoil it all...

Its your personal opinion, so I prefer not to comment on that. But looking at Zest's location, commercial factor, ample carparks, promised facilities, supposedly decent landscaping & facade, am fairly confident that it would be one of the top 3 highrise of choice upon VP within the BJ, Kinrara, and Puchong vicinity, n able to command the projected rentals.

My concern is always the distance from the city center and the class of that area....kinrara is far from city center and well, is stil consider middle class area....axis ampang in terms of distance (near to city center) have overcome the surrounding problem....and yet the zest is far frm city center and in a medium class area, maybe surrounding is better than pandan area, but not that good compare to DPC and mont kiara/hartamas, and yet the distance is too far frm city center...more than 15km.......so.....well.......i think the rental at puchong/kinrara area never perform good so far..right?...or maybe the zest will make a different since PAI GOR invest on it.... rclxms.gif rclxms.gif ....

my tenants whose inititally stay with family at kinara and puchong area, also hv to rent the rooms from me at hartamas area because they told me the jam is terrible..... tongue.gif tongue.gif tongue.gif ....so who r going to spent 2k to rent the zest?.....those working in kl,pj area?...if not them?....then who?

like i told you, i gt few tenants at puchong/kinrara area, rather spent the money rent the rooms frm me, fyi, one small room cost them at least RM350 above...........just because the pcuhong/kinrara is jam like mad.......if raining, the bukit jalil highway in front of the zest, certain part will hv flood....terrible jam....

Bkt jalil & kinrara is an upcoming area as you can see, which is why developers are coming in to satisfy the demand and high level of interest here.

well, u take the one n the only one example at puchong area can fetch to 2k above rental, how about the average rental at the whole area?......and in fact, how easy for this aseana can rent out with this 2k rental, doubt on it...unlike pj/damansara, overal condo/apartmentl rental for basic unit oledy can up to 1.3k above....simply chose one to check on it....puchong/kinrara area, still cant make it tis moment... smile.gif

let's do a simple search in i property, rent a condo/apartment at kinrara area, results show none of them above 1.5k rental eventhough for partly furnish unit with those nice built in kitchen cabinet, lighting, aircon water heater provided..

in terms of distance, it's almost the same which is about 20km...but if i stay in pj and work at klcc area, i just take LRT, there area plenty pf LRT station at PJ and can it's direct link to KLCC station..
