rm2,500 sounds high. I am happy with rm1,500 already. but when the LRT is ready, hopefully can fetch a little bit higher.

There is rumours saying JJ will come to Bukit Jalil, don't know how true. If it really does, this whole area(BJ,Kinrara) will be super wong!

JJ = Jaya Jusco. Those folks in Bukit Jalil, Sri Petaling, Kinrara are very thirsty for a real lifestyle shopping mall nearby, not Endah Parade type.

Normal JJ won't have much effect. Giant is already very nearby.

Best not to have a huge mall (like megamall) nearby as it will cause loads of jams.

Better just drive a bit to megamall, pyramid, curve.

polapolap - if u got purchaser willing to pay at least 134k downpayment.. lots of owners here happy to sell to u... coz asking at least 440k & *assuming bank can only give 340k valuation... 90% loan only 306k..

i think its time for me to contribute some useful info to all zesters (including my self), will perform a valuation check with my banks panel valuer (im from ocbc btw) & will post wat i got here on monday night.. wink.gif

The test of 'reasonable value' (rental/sale) of a property is - is it reasonable to the tenant/buyer, not whether its reasonable to the landlord rolleyes.gif Good to start at 1,500 the least cos kinrara mas is asking 1,300 already.

Are you sure JJ is going to be situated just beside the new LRT station in Bukit OUG area? I thought there are sources saying JJ is located at Jalil City?

technically, the smallest available shud be 522 & 642 sqf in block C, but they only have 4 of such units collectively in the whole development. in general, the smallest unit shud be referring to the 1,100 sqf.. valuation shud fetch 360 psf..
