I would say it is difficult to invest in any place now since prices have skyrocketed in a lot of places.
For example 360k for zest is about a 60% increase in 2 years, depending on the size of the unit. To me this is not realistic.

Anyway, for own stay, if you think it's a nice place it's ok. For investment, buying any place for which the prices have gone up a lot recently, it is risky.

Normal JJ won't have much effect. Giant is already very nearby.

Best not to have a huge mall (like megamall) nearby as it will cause loads of jams.

Better just drive a bit to megamall, pyramid, curve.

Pretty sure there are some cheaper condo then the Zest in Cheras with much larger KLCC view.

Anyway, I stayed in Vista Komanwel before and KLCC view from there was tiny already.
