Received a letter from Bejaya stating that the JMB meeting will be on 19 October, 10AM-10.30AM (If I remember correctly)

(2) The quorum at the first meeting of the Body shall be
one-quarter of the purchasers who have paid maintenance charges
in respect of their parcels to the Building Maintenance Account
(“members entitled to vote”) of the developer.

(3) If within half an hour after the time appointed for the
meeting, a quorum is not present, the members entitled to vote
who are present shall constitute a quorum.

Correct me if i am wrong. If we don't have one-quarter purchasers, then the number of people present there shall be consider as minimum turnout?

i'd just attended a recent 1st AGM as well.
the supposedly 1st AGM was adjourned and reheld the following week.
in the AGM, the existing management body chief + developer's lawyer was present.
It was claimed by the lawyer that's written in the Act.

further to that, please read clause 7 on the same page.
am a bit confused myself.

Yup it's really up to personal preference... But generally for golf view condo... Lower floor might hv better view... Eye level & closer to the golf... But higher floor will get broader view...

last month one unit sold for rm850k. this month sure confirm one unit sold rm878k as a few agents call to ask me to sell rm880k.

Only the buyer and seller can do that by showing you the signed S&P. smile.gif

Since that most likely won't happen, it's best you rely on multiple sources of information to know what is the current market price.
