With the very high RPGT announced in Budget 2014, owner need to think twice before selling.

today rm620 psf

to hit rm 1 mil, it should be rm710 psf

i think feasible as many not selling due to rpgt - hence restricted supply - many will sit-out the 5 years & collect rental first.

with gst, inflation will escalate & all other costs will go up (building material, labor, overall cosntruction, etc.) - hence rm 1 mil is feasible.

I reckon the transaction for sub-sale market tends to be slowing down. So price might drop. 700~800psf for Covillea not easy to achieve within these 2-3 years I think

Yes and no. It is very subjective. But I believe this is only short term. In long term will go back to normal. just my 2 cents
