The Citra 3 showhouse have a fantastic frontage but the internal usable area is just not practical...so small. What is the actual house size? 26 x 30?

But look at those 28 x 120 behind them, they are huge.

I & P washed hand dy. Temasya Suria is maintained by their RA, set up at the end of last year. Each household needs to come up with RM300 up front joining fee plus RM2,500 yearly security fees, which will also be used to contruct a proper guard house. Apparently, about 60% of the owners have paid up till today.
*
In fact, it is 75% paid up because a no of house still vacant. Mostly owner staying here and very cooperative. Safety comes first.
Only a few still hesitate in paying, hopefully they help to share the burden soon. It is a nice manageable community.

The house size for TC 3 is 46 x 30 if I'm not mistaken. Very wide frontage but may not be to everyone's taste.

As for the 28 x 120 superlink, IMO it is very grand & practical. Especially the front entrance with abundance of space. Quality wise also pretty impressive. Just need to extend the wet kitchen a little cause it's a bit small if compared to the rest of the house. Definitely a better buy if compared to TC 3. But of course, for investment purpose the best would be the 28 x 70 in terms of capital appreciation percentage wise.

Condo is a generic name. Since its sitting on commercial land, you can call it serviced apartment.

Temasya Kaseh low rise condo 50% booked as at yesterday. Smallest unit 937 sqft facing HTC, followed by 1130 sqft facing west, the better facing units are those bigger unit.
For 937 sqft unit, price closed to RM700sqft. Snp signed next Monday, so basically u don't hv time to think and consult for loan

golf views only for those bigger units > 1561sf and cheapest starting from 980k onwards...maintenance fee is 40cts psf due to low density (114 units).

if money is not a problem and one not worried about the grain frying HTC, i think type E 1884sf facing golf course is the better one with good layout.

Sri KL (Subang ss15), Sri Sedaya/ UCSI International School (Subang SS13)
Fairview (USJ Heights/Shah Alam Area - near proton)
Tenby (Setia Alam) - NKVE

I understand Fairview is the most expensive while tenby is more affordable.
Sri KL has terrible jams but is more famous.
Not sure about Sri Sedaya/UCSI.

I believe it's around 12 feet. Plaster ceiling included. Looks really good now. But can't see any guard house being built yet. Not sure whether they'll fulfill their promise.

From these pix, ceiling looks very high. And it looked like it's been plastered already.
