Was at the gallery earlier... Scale model is already there. Land area is super large, but built-up smaller than Anggun. Design wise, I'd personally go for Anggun smile.gif

Location wise, Anggun not so ideal IMO. Moreover, there's only a few choice units due to the super duper power station next to it. But you are right, the design of Anggun is better than the upcoming launch. But the latter's land size very attractive. Bigger than most zero lot bungalows like Effingham etc

Fenced & Guarded. The authorities do not allow Gated & Guarded project for individual titled properties anymore. Moreover, even F & G would require the consent of 85% of the property owners within the same project. I & P has actually initiated to obtain the consent from the owners for Temasya Glenmarie upon the signing of the SPA. They will also bear the security fees for 2 years upon VP. Then, the residents will need to set up a committee to take over the responsibility.

Yeah, I guess the developer has improvised from Temasya Suria where the RA struggled to obtain the required 85% consent till today.

Guys, what's the latest genuine transaction in Temasya Suria? Heard from my aunt who's staying there it has breached the RM2.1 mil mark for the 28' x 120' basic / end lot unit. Dunno how true is it? Really curious to see how much more upside in the development including the upcoming completion of Citra notworthy.gif

Yup. It's actually being marketed as 3 storey superlink due to the original plan and title approved by the authorities. However, there's a min 10 feet land by the side of each unit. Hence, it's more like a semi-d. Some units are even stand alone like zero lot. Land size 56' x 52'. Very squarish but wide frontage. Go take a look at the show unit. But I think it's almost sold out bar 1 or 2 units.

Anti-climb fence as per existing Temasya Suria front entrance. Should be sufficient as it is the norm nowadays. Incidentally, it is also the same one used by Setia Eco Park.

Each household needs to come up with RM300 up front joining fee plus RM2,500 yearly security fees, which will also be used to contruct a proper guard house. Apparently, about 60% of the owners have paid up till today.

That is why many still think that I&P is not a township developer, same like another GLC sime darby wash hand and quit after developing.

But to be fair, at least they are improving. First 2 years security fees provided by the developer FOC. Total perimeter fencing cost of RM70k borne by the developer too. Heard it'll be better in Temasya Citra cause besides the above, they will also undertake to build the guardhouse since consent had already been obtained from the owners up front.
