The show unit is at the actual site. It's a corner unit opposite the existing 28' x 96' superlink. I believe fifth unit if calculated from the main road. But the entrance is currently locked. You'll need to pay a visit to the sales gallery and request for the SA to unlock it.

The land opposite DRB Hicom is the super duper commercial quoted by DT kor going for RM20 mil a pop. It seems they have lined up the potential buyers already.

I believe it's due to the initial launch where the units are right next to the High Tension Cable. Moreover, the main road leading to the development will be very busy after the completion of UOA's project. Another factor may be the proximity towards federal highway. All said and done, I think the design is pretty good. Modern and practical facade. Exclusive with mostly bungalows in the development. Guess sometimes it's the 'X Factor'. Just m2c

You are referring to O-Lot for the above reply? Sad but true, but is better that way, not so crowded, more peaceful tongue.gif

20 mil ? that is just shop houses right?

Whts d price for the new phase? The width of the streets r standard rite? Just Temasya's roads r extra wide. But yes, I'd place my $$$ in Temasya anytime given the chance.

Yeah! Wuz referring to O-Lot in my earlier post. Asking price from RM2.4 mil onwards. May be those units closer to the HTC though. Overall, demand really subdued. Anybody knows about the occupancy?

Pretty tough to get in for a quick look at any lots for sale. Just kepochi.

I believe occupancy at best 50% compared to 80% to 90% in temasya. Both projects VP almost the same time rite?

Not surprised if its only 35-40% occupancy for 0-Lot. Looks quite deserted & they r ever trying so hard to hv advertising presence on billboards in most areas.

Temasya think 2.5 yrs...o lot much longer than that..the phase 1 was ready when they starting to build temasya

Gated guarded...Suria is though is selfmade but was told by friend staying there is very well manage cos is very low density 130+ house single entry( can someone verify)
Citra confirmed will be done by inp with proper g+g during launching time...in Subang safety is always a major problem

There are many more factors like there will be 2 lrt station 1 in Glenmarie and another just across the bridge at federal highway...2 lrt station...dpc none at the moment
The Uoa HIGH VALUE development and inp super expensive commercial blocks all looks good to further enhance the price of Temasya

Dpc is attractive but getting crowded with so so many outsiders...dogs, shits, noisy and unpleasant people, crowd visiting there also very " chap" , if u happens to go on friday and weekends u will see 70% all outsiders...and they are by no means" Quality visitors"
No choice cos PCP wants to boost up the commercial viability for their next big thing to come

Agree to a certain extend especially on house size and accessibility. When i mentioned DPC, it is more of just the overall development which is more pleasant in my personal opinion. The town plan of DPC made it very comforting for many people.

In that aspect, i feel TG is more closer to typical link house environment. For DPC, once you enter the so-called guard house, you feel reaching home, with the decent and nicely planted tree and good landscape. This is to me missing in TG in my opinion. House alone, DPC is miles away actually, smaller typically.

TG is not really G&G in my opinion. In fact, USJ heights perhaps is better.

Guys, not seeking a fight here, but even though i like it somehow, but when it is transacted at RM2mil and above, i may turn to other (not DPC) but other options like semi-D or even corner or other G&G area.

Of course, if subang factor is very strong, this is one of the best only if one could afford this.

I like the fact that kencana is there.

Yeah! I think the only drawback is the lack of nice landscape ala DPC, Setia Eco Park & Sierramas to name a few. Otherwise, it would be perfect. I believe it is due to I & P's haphazard town planning cause the whole Temasya is actually pretty decent in size. May be it is also due to the fact that the place was never meant to have residential elements. Correct me if I'm wrong.

So, what's the latest transacted price now for the existing and upcoming units? I heard the low rise condo will be launched in the next week or so. Indicative price is RM650 psf. Would be nice to get those units facing the golf course. But judging from past experience, sure kena sapu licin by directors, staffs etc

Well Temasya & DPC each has its own attractiveness. I'm a huge fan of Temasya since Suria honestly. But if I hv the $$$ to spare I'd opt for a smaller built up lot in DPC over a super link in Temasya for own stay. For investment, I'd kill for a unit in Temasya. smile.gif

Breaking news: Temasya Glenmarie upcoming 2 storey Semi-d launch 56' x 110'. Super big land size. Built up about 4,500 sf. Only 24 units. But pricing of > RM3.3 mil a bit out of budget sad.gif

May be just stick to the Temasya Kasih condo. Heard there's a commercial area next to it with exactly the same concept as Giza. The place is just getting better and better
