Hey Wolfiee.. Thanks for the picture.. and yes.. I always pass by BK9 and went into the area once in awhile..

For LRT.. as I said I just heard what they say and I had stated that I dun have hard evidence to proof whether it is being approve or not..

Being build near Gaint only and none for Hap Seng is as good as no LRT station at all

IMHO, it is better to wait the whole thing completed before making the purchase

I still have doubt on the "new" LRT station at Hap Seng.
If it is "real", then we all are happy. I am happy too, and same as you.

But if they misinterpret it and said, it is at Hap Seng, then, who will be happy and sad? smile.gif

Hehe....Like Pai said, built at nearby Giant (make more sense). This I agreed with him smile.gif

What you all think and say? Is it logic to build 2 LRT station (very close to each other)? Is it cheap to build LRT station? smile.gif

IMHO.. it never cross my mind that the LRT will be built near Hap Seng.. if it happen, it can be a great bonus for BK9 but also a nightmare for residence around.. imagine the amount of cars stop illegally by the road side to pick up and drop of passeangers during peak hour..

However.. I was expecting only 1 station for Kinrara .. which is nearer to the more matured area like near to giant.. That is y in my previous post, stating tat i was surprise tat the ramp is interfering the station rather than the track, didnt expect a station will be built there.. Having too much station will just delay traveling time and also not cost efficient to RapidKL and eventually pass the cost to the passengers..

On the ramp :
Think the delay was due to LRT now will be built in between the main road (Puchong - Bukit Jalil) instead of accross the road. So ramp might not happen, under-tunnel will be more likely. Apparently these Trinity guys r still in talks with the Puchong authorities on how to best proceed.

Also, I personally saw the letter issued by Selangor state gov approval for Trinity to start building Zest, provided they meet a set of criterias. One of the criterias was the ramp. Anyone going to check out Zest can get them to show the letter as well wink.gif

On the LRT :
Personally think it doesnt make much sense to build both stations within 1km (Hap Seng and Giant), but stranger things have happen in Selangor tongue.gif It only takes one greedy gov staff and one rich vested fella willing to pay whistling.gif

Anyway, as long as the LRT within 10 minutes walk is good enuff for me. I know from experience that my future expat tenants wont mind walking a bit as long as public transportation exists wink.gif

maybe bcoz its unofficial, and the exact location has yet to be confirmed.

i went to the MAPEX as well, it was a small 1, i meant really small, not much of projects there worth checking out.

All units for the KLCC view is sold out except for 13th floor type C. overall i think more than 80% sold.

Look like i've missed the opportunity to get 1 myself as i think too much tongue.gif
Anyway, good luck for those who had purchased smile.gif

1. Tmn Kinrara (near to the arm camp)
2. Near to Giant (most probably near to the Temple)
3. New: Next to Si Khong Star/Hap Seng or opposite BK9

Anyway, we could believe it if they start working on it. You know the style....
Let's just hope they start working on it, rather than talk and talk, right? hehe

Zest can only get the CF if there a ramp. If the LRT is true, as you guys stated, they might build the underpass (or under tunnel). If got LRT but no ramp or no underpass (under tunnel), pls re-confirm with Trinity on the CF....smile.gif

i don't think they will built any LRT station near the Taman Kinrara (army camp) there, that place is a bit secluded and the population I don't think will warrant building of lrt station. Beside at night time around 6-7pm, the traffic there is a nightmare, no body will want to walk in such a dark area risk getting rob, the road is very very dark and bad condition. I live there for more than 10 years I think this Island & Penisular company only like to built houses and never develop and maintain the Bandar Kinrara township. Whenever those folks that need to go home, most of the time they will need to passby the whole strech of dark street which give really bad scary feelings of being mob even though I drive all the time. This is just my view alone and doesn't represent any opinion of kinrara peoples.

It makes sense to now build the LRT station in BK9 because after all the DBKL flats are there....it will be politically correct to build LRT station around BK 9...what more with the Zest having 720 units plus shops.....even an entire phase in BK may not have that many units since they are all landed (The Zest plus BK9 and the DBKL flats may equal the units found in 3 phases of BK landed properties)...

are you sure level 13 unit's carpark is at level 3?.. as far as I know, level 13 is on 5th floor and level 13A is on 4th Floor. Because I've seen the carpark plan, I didn't see level 13's carpark unit there... better check with them...

yea, i heard the SA said tat's it's not like the SW 5/95 scheme which we only start paying upon completion. ZEST project need to pay the bank interest during construction period and cant pay for the premium too.

wow.. this project is selling fast ya. a bit regret that i didnt make decision fast till all the klcc view units taken up.

Yes... the 1st interest to pay is the carpark podium, den if the construction starts at your level, you have to start paying as well..

Unless you manage to nego with bank to take in the interest during construction, i think the interest rate for that kind of package will be higher, and lock in period will be longer..

Since Zest is selling like hot cakes, it doesn't need such promo to attract customers.. as mention, TT is very confident in their sales..

From what I gather..the S&P sent via email is a standard document everyone of us received.. I think the missing details are important.. those should encompass the complete S&P..

Anyone has finished reading the sample S&P documents?.. it'ssss wayyyy toooo much stuff to read...

what is the status of group ppl applying housing loan ? are you sure can get BLR-2.1 to 2.2 ? this property still under-con. i dont think bank will give that high moreover is ZEC. bank will bear the legal documentation cost. do you think bank will give that rate ? if really, please do contact me at shiewwai85@hotmail.com, i want to apply also coz i just paid for the 1st RM3k and looking 4 loan b4 signing SNP.
