3) I don see how the LRT will help as my working place can't be reach by LRT. and with such high density condo, i can foreseen that the jam will be even more worst than now....

Other alternatives, are like atmosphere, zen, setia walk as u mentioned, it's all slightly above my budget...
Still can't make my decision ... still feeling 50 50 ....haiz sad.gif

Fren, never buy a property simply bcoz of working requirements. A lot of things can happen in your worklife in 4 years. I personally moved between 3 companies in 5 years. Be objective when investing as u want your investment to do well irregardless of where you work smile.gif

Lastly, the developers of Atmosfera, Zen and even Setia Walk are not big players in highrise development (yes, SP Setia a huge in landed developments, but not highrises. Good landed developers doesnt make a good highrise developer, Boustead group is a great example), but these guys r charging a premium based on nothing. My feel is that Zest 2nd block will be priced very close to Atmosfera's and Setia Walk, wait n see wink.gif

According to Zest sales staff, yes. They told me there's 1 station to be built just infront of Zest but I suspect it will be built nearby Giant BK9(makes more sense), and that means the station will within 5 min walk from Zest.

Blok A apparently was sold enbloc to Koreans, blok B has yet to be launched, and blok C now should be 60% to 70% sold. smile.gif

Also, heard that developer has considered moving the price up after next week since the proposed ramp will be converted to a underground tunnel instead, hence it would cost more. They already increased the retail units prices last week by 200k.

Thanks alot..Now i m try hard to find the best offer from the bank..now i get the offer from ocbc with BLR-1.9% with MRTA ZEC. The RHB offer BLR-2% ZEC. I had tried CIMB, offer BLR-1.85% with MRTA ZEC, W/O MRTA is BLR-1.75%.. haha..any advise from u all? Any better package offer by ur bank?can introduce to me?haha...stil searching for the best one...will try the Standard Chart bank....haha...hope can get a better offer...

BTW, who kno where is the Tee & Teoh office located?near where?thanks...planning to find the lawyer to get a copy of my S&P soon.haha..

FYI
Someone from Reapfield sales agent (property) told me, there is 1 LRT in Kinrara (near the Giant), which is the same as MPSJ draft town draft plan.
I believe the sales agent (zest) is refering to the attached photo (which is near the Giant shopping complex, not exactly at Zest there) smile.gif

Got 1 sales agent (Zest) telling me the ramp will be built next month (April/09). I doubt it.

For me, hard to believe the sales guy....hehe
So, it is up to us, to believe which "story"... smile.gif

I just came back from MAPEX to take a look at trinity's booth.. lots of ppl there and they have already sold another 30 units since yesterday...

Block A KL view almost sold out.. if I'm not mistaken, only left around less than 10 units which is not in a desirable floor (e.g. level 1, middle of level 13 and 13A, etc).. Andrew (my SA) was counting the left over units for me but my mind was elsewhere .. err..cos there was one lenglui trinity sales gal entertaining some customers and I kinda get a bit distracted.. wub.gif

There are quite a number of units left on the pool view... but again.. err.. i didn't manage to check how many still available sweat.gif but I would say.. kl view is like 98% sold out.. pool view is around 30% sold out..

So, they are very confident to open sales for Block B but it will be more expensive.. yea.. more expensive... I don't want to disclose how much more in public.. hmm.gif but those who still want to get Block A.. get it fast..

Another good point of Block A is that.. all the tenants of Block A will use the right turning to get to their car park but for Block B and Block C.. will need to use the left turning.. so.. it'll be more congested over there... whistling.gif

Agree with gunner.. East view (i dun like to say KL view bcos KL is 45 degree north east.. and you can onli c KLCC as tall as 1 cm) almost full sold.. left about 18 units (as of 3pm).. mainly top and bottom.. Salesman are pushing hard for West (Pool) view.. I guess it is normal as ppl prefer sun rise than sun set.. moreover, pool view may be detracted by noise with kids playing around.. East view got more green..

Hi guys... baru balik from MAPEX..

Got to know from SA that Kinrara will have 2 stations, 1 near Hap Seng (Merc showroom) and another near Gaint saparated by 1.2km.. Hap Seng is about 0.5km from Zest

Initially I got confuse with the ramp issue.. i tot the ramp is interfering the track but no.. the ramp is actually interfering the development of LRT station :shocking.gif: so now they are discussion how to re-align the 2 construction.. (To readers, these are only conveyed verbally and i believe there is not hard evidence to proof the validity of my statement, kindly conduct your own research)

Tunnel is not a bad idea, just hope it dun get flooded..

Hey wolfiee, now i understand wat u mean by the narrow entrance to BK9.. Yes, agree that they have to widen the 2 lane 1st b4 construting the new link .. smile.gif

The main reason for having 2 separate agreements (unit and carpark) is that the developer plans to build the carpark podium first and if this is a residential titled development under HDA, they won't be able to charge you progressively after the piling stage but before the construction reaches your floor.
Since this is a commercial development, they can opt to separate the unit from carpark so that they can charge you for the entire construction of the carpark say within 6 months (RM25K). Very smart of them.
KL facing units are almost completely sold out save for those garden units. Pool facing units are fast catching up.
I have now 7 purchasers submitting their loan applications together and we are hoping for the best group rates.

For the ramp, which you agreed with me.
Trinity need to widen the road during the construction of the ramp.
But do you believe that there are some space/road to be widen? If you cannot visualize, it is better to go BK9 and see for yourself.
I been there several times. So my opinion, it is difficult to widen the road... smile.gif

For the LRT,
Have you seen my attached photo (my earlier post) regards to LRT? Trinity sales person, told you that there is LRT station will be built at (or near Hap Seng) and 1 more near to Giant. Then, did they told you, whether it is approved and when is approved?
Because inside the MPSJ draft plan, it is stated at near to Giant.

And don't forget about "Talam" with Puncak Jalil cases. What did the developer promise the resident of Puncak Jalil? Hehe....

I have no concern, but would like to advice you all to be carefull only..
Don't always trust 100% unless, there is "real" construction.

FYI,
The ramp, the sales person (Trinity) told me, they will start April/09 (they still insists this info is correct as of Jan/09). But when recently property fair, they change their story to 6 months from Feb/09.

So, precaution...guys...hehe
